About our fire rated sealant in Bràigh na h-Aoidhe

A gap around a door frame, a linear joint at the head of a wall and a hole round a pipe are each sealed differently. Measuring the gap and checking what it’s made of comes first, then the sealant goes in to the depth the product’s details set. If you have open joints along the top of partitions and open holes round services passing through fire walls, we can put it right.

For a place like Bràigh na h-Aoidhe, the journey and timings are planned in advance, so it can be fitted around bookings or opening times where possible.

There’s a 12-month guarantee on every job, large or small.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Do not paint over fire sealant until it has cured
  • Look in service cupboards and ceiling voids from time to time
  • Report cracked or damaged seals as soon as you notice them
  • Store the list of sealed gaps with your building paperwork

Tell other trades that the gaps have been sealed, and make sure anything they disturb is resealed with a suitable product. A lot of damaged fire stopping comes from later work.

An open gap is not only a fire issue: they also let noise, draughts and sometimes pests through. Dealing with them early helps with all of these.

Signs you need fire rated sealant in Bràigh na h-Aoidhe

If the sealant is too shallow, has the wrong backing or sits on a dusty surface, it is not installed as tested. We see plenty of fire stopping that was hurried.

These are the problems we are asked about most:

  • Standard silicone or caulk in a fire-stopping gap
  • Unsealed gaps around fire door frames
  • Gaps flagged on a fire risk assessment
  • Gaps around pipes and cables through fire-resisting walls

If you look after a church, hall or community building such as St Columba's Church, older buildings that have had new heating or wiring often have service gaps worth checking.

Can I do it myself?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

Landlords and agents in Bràigh na h-Aoidhe can book us as well as householders. Sealant work between tenants is a simple way to keep a property in good order.

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • Sign-off of the building, which sits with building control or your assessor
  • Openings too large for sealant, which need batts, boards or another system
  • A wall that isn’t a fire-resisting element to begin with

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Linear gaps
  • Plasterboard & masonry
  • Flats & HMOs
  • Pipe & cable gaps
  • Door frames
  • Service penetrations

What affects the cost of fire rated sealant

We don’t publish a price list. What we look at:

  • How easy the joints are to reach
  • How much old sealant there is and how hard it is to remove
  • How many rooms, windows or areas are involved
  • The type of sealant required

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

What we need to know

There’s no need for technical detail. It helps if you can tell us:

  • If someone has resealed it before
  • The address or postcode of the job
  • Whether it’s a home or a business
  • Access, such as stairs, a lift or height

Need a quote? Please drop us a line at info@mrmastic.co.uk and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.

The process

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for a handful of gaps, and longer for a whole building. Outside jobs in Bràigh na h-Aoidhe need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We go through the gaps on your list or survey and check each one’s size and substrate.
  2. Old or unsuitable sealant is cut out and the gap cleaned.
  3. We put in whatever backing or fill the product detail specifies.
  4. We apply the fire-rated or intumescent sealant to the specified depth and tool it.
  5. Finally, we list where we worked and what we used, for your records.

Getting ready for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • For business premises, tell us about site rules or sign-in
  • Clear the area around the work

How do Scotland’s building regulations apply to fire-rated sealant in Bràigh na h-Aoidhe?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We do not certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

Do you have insurance?

Yes. We are fully insured, and we have been doing sealant work for more than 20 years.

What should I tell you?

A short description and the location. We will ask anything else we need to know.

Can you give us a record of the work?

Yes. You get a list of where we worked and what we used for your files.

Which products do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
