Do you cover Bràigh na h-Aoidhe for window mastic?

Yes. Our work covers the whole of Scotland, and Bràigh na h-Aoidhe is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear price.

Will new mastic stop draughts?

Yes, where the draught is at the frame edge. We find where the air is coming from before we reseal.

Can you seal the gap between the frame and the plaster indoors?

Yes. Plenty of draughts come through the inside joint as well as the outside, so it can be worth sealing both.

Is it worth trying it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

What does window mastic cost?

We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Do you work for letting agents?

Yes. Domestic, commercial and hotel work are all part of what we do.

What sealant do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we’ll tell you what we are using.

DIY versus a professional finish

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

What we can’t put right

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Condensation trapped between the panes
  • Draughts through the window seals rather than the frame
  • Faulty window hardware

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

What we seal

  • uPVC windows
  • Window sills
  • Timber windows & doors
  • Aluminium frames
  • Patio & French doors
  • Composite doors

Signs you need window mastic in Bràigh na h-Aoidhe

Every frame moves through the day. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the brick or render around it hardly moves. A sealant that can’t keep up eventually tears.

If you can see any of these, it’s time to have the joints looked at:

  • Hard, cracked sealant around windows
  • Gaps between the frame and the inside reveal
  • Black, perished sealant on frames
  • Sealant in the wrong colour for the frame

In the older streets around St Columba's Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

How to choose a mastic man

Leave it or put it right?

Choosing the product is half the job. Interior caulk and bathroom silicone aren’t made for exterior frame joints. An exterior, low-modulus sealant stays flexible in sun and frost. In an older home around Bràigh na h-Aoidhe, damp from a failed joint can get into timber and plaster.

The cost depends on the size of the job, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.

Why Bràigh na h-Aoidhe customers choose us

How the job changes by surface

uPVC windows

The frame is cleaned with a product that will not harm the plastic, then the sealant goes in between frame and wall and tooled smooth.

Window sills

Masonry sills can have joints where water gets in, including the one between the sill and the frame above. Those are sealed with a product suited to stone or concrete.

The process

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself generally takes a morning for a couple of windows and a door, depending on how much there is to do. Outside jobs in Bràigh na h-Aoidhe need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We start by checking each window and door with you.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. Every joint is checked before we leave.

Getting ready for the visit

  • Tell us about any previous sealing or DIY attempts
  • Plan for the work area to be out of bounds to pets and children
  • Let us know if you’ve seen damp or leaks

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Clear any debris from frame drain holes
  • Air rooms to keep condensation down around windows
  • Keep jet washers away from the mastic
  • Wash the frames with mild soapy water

On timber frames, keep the paintwork in good order, since wood that gets wet swells and shrinks more. Paint up to the joint, not over the silicone.

Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. A new joint closes it up.

Window mastic in Bràigh na h-Aoidhe: local notes

Bràigh na h-Aoidhe is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

In and around Bràigh na h-Aoidhe, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.
