How we quote for window mastic

The price is agreed before any work begins. It takes into account:

  • Which sealant suits the joint
  • How many rooms, windows or areas are involved
  • Whether old sealant or filler has to be cut out
  • Any working-time requirements on site

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Helping us quote

When you contact us, it’s useful to know:

  • How we’d reach the joints
  • A few photos by email, if you can
  • What’s wrong with the joints now
  • Roughly how big the job is

We quote each job on its own, so start by telling us what you need. Just email us at info@mrmastic.co.uk with the details and send photos if you have them.

Window mastic in Plasterfield

A window frame and the wall around it expand and shrink at different rates. Heat and cold make frames grow and shrink against brick or render that hardly moves. So the sealant has to stretch and recover, which is why we use a low-modulus product. We’re often asked to deal with rushed sealant from a window installation and hard, cracked sealant around windows, on timber windows & doors, aluminium frames and uPVC windows.

Outdoor sealant needs a dry surface, so window work around Plasterfield is planned around the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

Big or small, you get the same 12-month guarantee in Plasterfield and across Na h-Eileanan Siar.

Plasterfield homes and the weather

Plasterfield is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out.

If you live in an older home near Stornoway High Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Plasterfield is about 1 mile east of Stornoway, in Na h-Eileanan Siar. Jobs in Plasterfield get the same care as everywhere else we work: old sealant removed completely, careful preparation and a one-year guarantee. We cover 87 towns and villages across Na h-Eileanan Siar, from the larger towns to small villages.

All of HS1 and HS2 is covered for window mastic, from the main roads to the quietest streets. Local streets include Simons Road, Anderson Road and Moss Park. Neighbouring places we cover for window mastic include Sandwick (1 mile south), Steinis (1 mile north-east), Sanndabhaig (1 mile south-east), Stornoway (1 mile west) and Branahuie (1 mile east). Being one of Na h-Eileanan Siar’s larger places, Plasterfield has every kind of property, from flats to offices. For island and remote addresses, a little more planning is needed, so let us know when you get in touch.

Aftercare tips

So the new joints stay in good condition:

  • Avoid blasting the frames with a pressure washer
  • Keep paint and stain on wooden frames in good order
  • Wipe condensation off the frames
  • Keep solvents and bleach off the sealant

Try not to touch the new joint while it cures, for as long as we advise. Do not point a pressure washer at the joints.

A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.

Different surfaces, different methods

Patio & French doors

Door frames take knocks and movement every time the doors are used. The sealant must cope with it without cracking.

Window sills

The end joints of a sill tend to fail before the rest. A tight seal at each end keeps rain out of the wall.

What we do, step by step

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a morning for a couple of windows and a door. Outdoor work around Plasterfield depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Keep children and pets away from the work area
  • Move anything stored near the joints

What we’re called out for in Plasterfield

Some failures date back to when the windows were fitted. Mastic laid onto dusty, damp or crumbling surfaces never bonded as it should, so it comes away long before its time.

Any of these means the joints need attention:

  • Cracked or shrunken mastic around the frame
  • Water coming in at the bottom corners of a door
  • Gaps left after new windows were fitted
  • Mastic that’s falling out in pieces

Around Plasterfield, as everywhere, window mastic is only as good as the preparation behind it.

Choosing a sealant specialist

When it is not the sealant

We won’t take on work that won’t last, so here’s what sealant cannot put right:

  • A frame that has rotted at the joint
  • Penetrating damp from a failed cavity tray or render
  • Broken hinges, locks or handles

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

What we seal

  • uPVC windows
  • Aluminium frames
  • Timber windows & doors
  • Window sills
  • Patio & French doors
  • Composite doors

Should I try it myself first?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

FAQs for Plasterfield

Is Plasterfield in your area for window mastic?

Yes. Our work covers the whole of Scotland, and Plasterfield is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing.

Does the coastal weather in Plasterfield affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

I rent my home. Can I book you?

Of course. Check with your landlord; we can send the quote to them too.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Do you guarantee window mastic?

Yes, with our 12-month guarantee. A yearly look at the joints helps them last.

Do I need to be at home?

Access is agreed with you when the job is booked. Indoors, that usually means someone at home.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Can you seal over the old sealant?

No, and we never do. It may look fine at first, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.
