Windows and doors in Laxdale
Laxdale is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
Whether the job is in Laxdale itself or nearby, the right material for each joint matters as much as a neat finish.

Window mastic for homes and businesses in Laxdale
Every window and door frame has a gap around it, and mastic is what closes it. When it cracks, hardens or pulls away, draughts and rain get in. Our applicators cut it out and replace it with a flexible, weatherproof sealant. If you are dealing with gaps where the sill meets the wall and white mastic on grey or black frames, we can put it right, on composite doors, patio & French doors and window sills alike.
Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
Whatever the size of the job, you get the same one-year guarantee in Laxdale and across Na h-Eileanan Siar.

How to look after the new joints
So the new joints stay in good condition:
- Make sure the drainage slots aren’t blocked
- Repaint timber before it’s bare
- Do not aim a pressure washer at the joints
- Keep solvents and bleach off the sealant
Check the drainage slots in the frames are not blocked, so rain drains out rather than building up at the sealant.
Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so early resealing is worth it.
When it is not the sealant
It helps to know what we can’t do:
- Damp coming through the wall itself rather than the frame joint
- Rotten timber, which needs a joiner first
- Misting between the panes of a double-glazed unit (that needs a new unit)
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

Should I try it myself first?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
What we’re called out for in Laxdale
Joints that are too thin or too deep fail early. A thin smear across a wide gap has nothing to it, while a joint packed solid cannot stretch. That is what backing rod is for.
The problems people generally mention when they call are:
- Whistling draughts around closed windows
- Mastic that’s falling out in pieces
- Cracked or shrunken mastic around the frame
- Cracked internal joints between frame and plaster
Around Laxdale, as everywhere, window mastic is only as good as the preparation behind it.
Questions to ask before booking
- What preparation is included
- The length of the guarantee
- Who turns up on the day
- Whether they’re fully insured
How it works
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a few hours for a few frames, or a day or more for a whole house. For a place like Laxdale, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We check each frame and agree which ones need doing.
- Next the failed sealant is cut away and the joint cleaned.
- Where gaps are deep, backing rod goes in first.
- We apply a weatherproof sealant to match the frame and tool it neatly.
- Every joint is checked before we leave.
Getting ready for the visit
- Let us know about parking restrictions
- Clear items away from the joints we are working on
- For indoor joints, keep the area dry beforehand if you can
How to get a quote
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that’s easy.

Why act early in Laxdale
Choosing the product is half the job. Decorators’ caulk and bathroom silicone aren’t designed for outside joints that move. A low-modulus exterior sealant keeps its stretch through hot and cold weather. In a place like Laxdale, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Doing several joints on one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

FAQs for Laxdale
Does the coastal weather in Laxdale affect outside sealant?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
Do you cover smaller places like Laxdale?
Yes. Laxdale is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.
How long before the joint can be used?
It depends on the product and the conditions. We tell you how long to leave it before we go.
Do I have to be there?
It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
Will the old sealant be removed?
Yes. All of the old material is cut out and the joint cleaned before resealing.
Can I add another job to the visit?
Of course. Combining jobs makes good use of the visit.
Is the work guaranteed?
Yes, for 12 months. A yearly look at the joints helps them last.
Are you fully insured?
Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.
