Fire rated sealant in Sandwick

DIY versus a professional finish

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Bigger jobs can be worked through in stages, flat by flat or floor by floor, noting the locations and products as we go. It gives you a list to keep with the building’s fire safety documents. If you are dealing with gaps left after a refit or conversion and joints picked up in a fire-stopping survey, we can help, whatever the surface.

For holiday lets, guest houses and community buildings in or near Sandwick, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.

Each job carries a 12-month guarantee, whatever its size.

Honest limits

To be straight with you, some problems need a different trade:

  • Assessing a building’s fire safety
  • Fire doors that need new seals, closers or hardware
  • Construction that doesn’t provide fire resistance on its own

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

What we seal

  • Plasterboard & masonry
  • Door frames
  • Flats & HMOs
  • Pipe & cable gaps
  • Linear gaps
  • Service penetrations

What happens on the day

At the end, we look at the finished work together and explain the cure time. The work normally takes a few hours for a handful of gaps, and longer for a whole building, depending on the amount of work. Outdoor work around Sandwick depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. Anything that isn’t fit for the job comes out, and the gap is cleaned.
  3. We put in whatever backing or fill the product detail specifies.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. We record the locations and products used for your records.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • On commercial sites, let us know about site rules
  • Clear the area around the work

Sandwick questions

Do you work in hotels near Sandwick?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Do you cover smaller places like Sandwick?

Yes, we do. We work across all of Scotland, islands included, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you seal over the old sealant?

No, and we never do. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

What information do you need?

Only a few details: the address or postcode, what’s wrong and any access issues. Then email us at info@mrmastic.co.uk.

Can I choose the sealant colour?

Yes. Sealants come in white, clear, grey and other colours for many products, and we agree the colour with you before any work starts.

Where is Mr Mastic based?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

Will the old sealant be removed?

Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

Will you leave a mess?

No. The area is protected while we work and cleaned up afterwards.

Common problems we fix in Sandwick

Sealant applied too thin, without the backing its detail needs, or onto dust will not perform as it was tested. Rushed fire stopping is common, especially where it was squeezed in at the end of a project.

Most people get in touch after spotting one of these:

  • Gaps around pipes and cables through fire-resisting walls
  • Gaps where walls meet ceilings or slabs
  • Standard silicone or caulk in a fire-stopping gap
  • Cracked or shrunken fire-rated sealant

If you look after a church, hall or community building such as Stornoway High Church, older buildings that have had new heating or wiring often have service gaps worth checking.

What your quote should include

  • Are they insured?
  • What the quote includes, VAT included or not
  • How hidden problems are handled
  • Whether they seal over old material or remove it

Surface by surface

Service penetrations

Wherever a service goes through a fire-resisting wall or floor, there’s a gap around it. The sealant is chosen for what passes through and how wide the gap is.

Door frames

A door can only do its job if the gap behind its frame is sealed too. We seal that gap with a fire-rated sealant suited to the frame and wall.

Why it’s worth doing now in Sandwick

Sealant is not the fix for every opening. Big openings, bundles of cables and plastic pipes may need batts, collars or wraps instead. If a gap is not suitable for sealant, we will tell you. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.
