Bathroom resealing for Stornoway homes and businesses

About our bathroom resealing in Stornoway

A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. If you’re dealing with a joint torn by a bath that flexes and water getting behind the bath panel, we can help, on basins & vanity units, baths and shower trays & enclosures alike.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

We stand behind the work with a one-year guarantee.

What we cannot put right

New sealant cannot fix everything, and we’d rather say so up front. Sealant will not put right:

  • Tiles that have come away from the wall
  • Failed grout lines across the wall
  • A tray or bath that’s cracked through

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.

Bathrooms and kitchens in Stornoway

Stornoway is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

How it works

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a couple of hours for a single bath or shower. Outside jobs in Stornoway need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

How the job changes by surface

Wet rooms

Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Cracked grout in a corner can be cut out and replaced with silicone.

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A continuous bead along the back keeps water out, as long as the worktop itself is firmly fixed.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Common problems we fix in Stornoway

Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation give mould all the damp it needs, and mould that has grown into the silicone normally will not clean off.

The most common problems we see are:

  • A joint torn by a bath that flexes
  • A bead that has pulled away from the tiles
  • Gaps between the worktop and the wall
  • Mouldy sealant that has gone black

For jobs in and around Stornoway, choosing the right material for each joint is as important as a tidy finish.

Your questions about bathroom resealing in Stornoway

Do you work in hotels near Stornoway?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Will you come out to Stornoway?

Yes, Stornoway is covered. We work across all of Scotland, islands included, from towns to the smallest places. Longer journeys are simply planned in advance.

Where are you based?

Mr Mastic is based in Crawley. We cover Stornoway and the rest of Na h-Eileanan Siar.

What does bathroom resealing cost?

Every job is different, so each one gets its own quote. To get one, email us at info@mrmastic.co.uk and tell us what needs doing and where.

Will you leave a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

What do you put in the joint?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Will the old sealant be removed?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

What do you need from me for a quote?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply drop us a line at info@mrmastic.co.uk.

How we quote for bathroom resealing

Every job gets its own quote. These are the things that affect it:

  • The number and length of the joints
  • The number of rooms or windows
  • Whether the work is at height
  • How much old sealant there is and how hard it is to remove

The cost depends on the amount of work, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts.

Asking for a quote

Before you ask for a quote, have a think about:

  • Where the job is, and your postcode
  • Any previous sealing or DIY work
  • Pictures of the joints, sent by email
  • How we’d reach the joints

There’s no standard price list. Instead, we give you a clear quote for your job. To arrange one, drop us a line at info@mrmastic.co.uk.

What happens if it’s left?

Bleach and mould sprays may lighten black marks for a while, but where mould is inside the silicone it normally comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Around Stornoway, water from a failed joint in an older stone home can soak into timber and plaster.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.
