Bathroom resealing for homes and businesses in Steinis
Homes in Steinis have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. If you have water escaping at the shower enclosure and splits where the tray meets the wall, we can help, whatever the surface.
In and around a place like Steinis, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.
Each job carries a 12-month guarantee.

How it works
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take a morning or an afternoon for most single baths and showers. Outside jobs in Steinis need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Advice
What we cannot put right
We’d rather tell you now than do work that will not last, so these are the limits:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Damage behind the tiles that needs a tiler
- A bath or tray that moves because it is not properly supported
If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.
Joints and surfaces we work on
- Shower trays & enclosures
- Wet rooms
- Basins & vanity units
- Sinks & splashbacks
- Baths
- Kitchen worktops & upstands
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. A few tips:
- Give the silicone its full cure time
- Avoid abrasive pads on the sealant
- Wipe the sealant dry after showering
- Don’t let bottles sit on the bead
Do not stand bottles along the bead, because they trap water against the silicone. Squeegeeing the walls and tray after use keeps water from sitting on the joint.
A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.
Steinis: your questions answered
Do you cover Steinis for bathroom resealing?
Yes. Our work covers the whole of Scotland, and Steinis is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing.
Will you come out to Steinis?
Yes, we do. We work across all of Scotland, islands included, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can new silicone go straight over the old?
No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.
What do you put in the joint?
Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we’re using and why.
How long does a bath or shower reseal take?
A single bath or shower takes about a couple of hours, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.
How long before the new sealant can get wet?
Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or as long as we advise for that product.
Does the resealing come with a guarantee?
Yes. Our one-year guarantee covers every job, and we’re fully insured.
Do the sealants smell?
It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Do you need bathroom resealing in Steinis?
Baths and trays move. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. That movement works at the bead until it splits or peels away.
Signs it’s time to call us include:
- Sealant that has split, shrunk or peeled away
- Leaking joints on a shower screen
- Lumpy, uneven sealant from a DIY attempt
- Gaps between the worktop and the wall
Whether the job is in Steinis itself or nearby, the right material for each joint matters as much as a neat finish.
Before you book anyone
- What the quote includes, VAT included or not
- Whether the sealant suits the joint
- When the joint can take water or movement
- Are they insured?
Why deal with it now?
Running new silicone over the old joint can look tidy for a few weeks, but it won’t bond. Water creeps under it and mould follows. Around Steinis, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
What you pay reflects the work, not guesswork. That is why we ask a few questions first and agree the price before starting.

Can I do it myself?
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.
Steinis homes and their sealant
Steinis is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Around Steinis, as everywhere, bathroom resealing is only as good as the preparation behind it.
