Bathroom resealing in Laxdale

Bathroom resealing in Laxdale, done properly

A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. If you’re dealing with a reseal done over the top of the old bead and leaks into the floor or ceiling below, we can put it right, whatever the surface.

Bathrooms in smaller places like Laxdale work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

What the job involves on each surface

Basins & vanity units

On a basin, neatness shows: so we keep the line tidy and even, in white, clear or a colour to suit.

Wet rooms

A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.

The process

The work is kept neat and contained to the area we’re working on. The job normally takes half a day or less for one room, longer when the kitchen is included, and we explain the cure time before we leave. Outside jobs in Laxdale need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Before we arrive

  • Mention any tricky access
  • For indoor joints, keep the area dry beforehand if you can
  • For business premises, tell us about site rules or sign-in

Why act early in Laxdale

Tired sealant isn’t a reason to replace a bath or shower. Replacing the joint is usually all it takes, provided the bath, tray and tiles are in good order. If something else is wrong, we’ll tell you. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Combining jobs into one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

Laxdale homes and their sealant

Laxdale is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Squeegee the walls and tray after use
  • Look for lifting corners and small gaps now and then
  • Stick to a soft cloth and a mild cleaner
  • Do not leave water standing on kitchen joints

Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning usually won’t remove it. Catching it early keeps it a simple reseal.

DIY sealant or a professional job?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
