Floor joint sealing in Stornoway

In kitchens and bathrooms, the joint where the floor meets a bath panel, plinth or skirting takes mop water every day. A flexible silicone seal keeps it out. Typical jobs include gaps at thresholds between rooms and dirt and water collecting in open floor joints, across concrete floor joints, wet room & bathroom floors and tiled floors.

Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.

We stand behind the work with a 12-month guarantee, so you’re covered after we have gone.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Vacuum floor joints regularly to stop grit building up
  • Avoid caulk in bathrooms and kitchens
  • Ask before painting over a sealed joint
  • Act on grout cracks that run in a straight line

Avoid flooding the floor when you clean. Keeping the edges drier helps the sealant last longer.

Sealing a gap while it’s small is a quick job. Left alone, they collect dirt and widen and are harder to clean out.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Common questions in Stornoway

Will you come out to Stornoway?

Yes. Stornoway is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Let us know about access, parking and anything unusual about getting there when you book.

Is floor joint sealing in Stornoway guaranteed?

Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Do I need to be at home?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

Do you take out the old sealant first?

Yes, every time. New silicone does not stick to old silicone, so the joint is cleaned back first.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all.

How soon can the floor be mopped?

It depends on the product and the conditions. Before we leave, we tell you when it can be walked on, mopped and driven over.

Can grout be replaced with sealant on a tiled floor?

Often, yes. We replace the grout along a suitable line with flexible sealant in a matching colour. Loose or cracked tiles need a tiler first.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.

How the visit works

There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a few hours for most rooms, longer for large commercial floors from start to finish. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. The joint is tooled neatly and the cure time explained.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • Mention if the joints have been sealed before
  • On commercial sites, let us know about site rules

Advice

Common problems we fix in Stornoway

Wheels crossing an unfilled concrete joint chip its edges. Pallet trucks and trolleys knock the edges away and the joint gets wider.

Any of these means the joints need attention:

  • Open joints around bathroom floor edges
  • Cracked caulk along skirting in bathrooms and kitchens
  • Open joints that fill with dirt
  • Tiled floors with no room to move

Around Stornoway, as everywhere, floor joint sealing is only as good as the preparation behind it.

Before booking anyone

  • Whether all the old sealant comes out first
  • The length of the guarantee
  • How the joint is cleaned and prepared
  • What happens if the job turns out different

10 questions to ask before you book

Why it’s worth doing now in Stornoway

An open concrete floor joint gets wider every time something heavy crosses it. Resealing it early protects the edges before they need a bigger repair. Around Stornoway, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Different surfaces, different methods

Concrete floor joints

Open concrete joints chip at the edges when wheels cross them. Sealing them supports the edges.

Wet room and bathroom floors

Bathroom floor edges get wet at every clean. A flexible seal stops water running into the gap.
