Need sand mastic in Stornoway?

How the visit works

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours for a single window, longer for several. Outside jobs in Stornoway need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. Each surround is checked first.
  2. The joint is raked out and cleaned.
  3. We fill deep gaps so the new mastic is not too thick.
  4. We point the joint with sand mastic by hand.
  5. We finish the mastic to a tidy line.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • For business premises, tell us about site rules or sign-in
  • Clear items away from the joints we’re working on

Advice

Sand mastic for homes and businesses in Stornoway

Sand mastic doesn’t last for ever and gaps open up round the frame. Renewing it closes the gap so the surround looks right again. We work on timber door frames, sash and case windows and tenement windows, and the jobs we see most are cement or filler used on old window joints that has cracked and mastic worn away on windows facing the weather.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

All of our work is guaranteed for twelve months.

What affects the cost of sand mastic

The price is agreed before any work begins. It takes into account:

  • Whether there’s mould to deal with
  • Whether old sealant or filler has to be cut out
  • How many areas need sealing
  • The product the joint needs

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What to tell us for a quote

Photos help, but a description is a good start. Try to tell us:

  • The problem you’ve noticed
  • Whether it’s a home or a business
  • Photos by email, if that’s easy
  • Whether it has been sealed before

Call for a quick quote, or email us if that’s easier. Tell us about the joints that need doing and we’ll talk you through the work before giving you a price.

Common questions in Stornoway

Is Stornoway within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.

Is sand mastic in a coastal place like Stornoway any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

How long does the job take?

It depends on the size of the job, but most jobs take a few hours for a single window, longer for several. We will tell you when we quote.

Do you work for letting agents?

Yes, regularly. Several properties can go on one quote, and between tenancies is a good time for the work.

What do you put in the joint?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Can new sealant go over the old?

No. We remove every bit of old sealant first.

Are you insured?

Yes. We’re fully insured.

Honest limits

It helps to know what we can’t do:

  • Decisions on consent for listed homes
  • Sash cords, weights and draught-proofing of the sashes
  • Rotten sashes, sills or window boxes (a joiner’s job)

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

Sand mastic in Stornoway: local notes

Stornoway is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Whether the job is in Stornoway itself or nearby, the right material for each joint matters as much as a neat finish. Around Stornoway, as everywhere, sand mastic is only as good as the preparation behind it.

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Why deal with it now?

Draughts round a sash window aren’t always the sashes. Open mastic joints round the box can let air in and new mastic seals them. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Check with your local planning authority if your home is listed
  • Check the mastic when you check the paintwork
  • Have rotten timber repaired before new mastic goes in
  • Clear gutters so water does not pour onto the windows

Avoid sealing over the mastic with silicone. If anything cracks, get it looked at before trying a quick fix.

Gaps round a sash box let in draughts and rain. The longer it’s left, the more the joint opens.

Brick reveals

An open joint at a brick reveal lets weather in. Renewing the mastic closes it.
