External mastic for Southpark Village homes and businesses

When it isn’t the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Walls that need new movement joints cut into them
  • Failed render or damaged cladding panels
  • Cracks in the bricks or render themselves, away from the joints

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

External mastic in Southpark Village, done properly

A movement joint is only as good as its depth. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, so it bonds to the two sides only and can stretch. Typical jobs include movement joints with cracked, split or missing sealant and plants rooting in failed movement joints, on joints between brick and frames, brickwork movement joints and render & cladding joints.

In a Scottish city tenement, the roof, gutters and outside walls are shared by all the flats. In Southpark Village, work on shared parts of a tenement is generally agreed between owners, often with a factor arranging it.

A 12-month guarantee comes as standard, so you are covered after we’ve gone.

Southpark Village questions

Do you work for landlords with property near Priesthill & Darnley station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Do you cover Southpark Village for external mastic?

Yes. We work across all of Scotland, and Southpark Village is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

Where are you based?

We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

How long before the joint can be used?

Many sealants skin over quickly but take longer to cure fully. We’ll give you the cure time for the product we used before we leave.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll tell you what we’re using.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.

How do you reach high-level joints?

It depends on the height and the site. Ground-floor joints are simple; for higher ones, send details and we’ll confirm the access.

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Looking after it afterwards

Aftercare is simple, and it makes a real difference:

  • Check external joints each spring
  • Ask before painting over external sealant
  • Fix overflowing gutters above sealed joints
  • Keep soil, plants and ivy away from the joints

Look over the joints once a year, ideally after winter. Watch for splits, edges coming away or growth in the joint.

Once a joint cannot move, the wall finds another way, usually as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.

What the job involves on each surface

Brickwork movement joints

Brick movement joints are often mistaken for a missing mortar line. If that’s happened, we rake it out and reseal it properly.

Copings and trims

Coping and trim joints face rain and sun head on. We reseal them with an exterior sealant suited to the material.

Common problems we fix in Southpark Village

Joints sealed without backing rod, or far too deep, rarely last. Sealant bonded to three sides has nowhere to go and rips as the joint opens.

These are the problems we are asked about most:

  • Joints where the bead has come unstuck
  • Moss and dirt in joints with no sealant left
  • Failed sealant between panels on a façade
  • Weathered mastic that no longer stretches

Rented homes near Priesthill & Darnley station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies.

What your quote should include

  • How the joint is cleaned and prepared
  • Whether all the old sealant comes out first
  • How long to leave it before use
  • What happens if the job turns out different

Our hiring checklist

Southpark Village buildings and the weather

The west of Scotland is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Pollok House, about 2.1 miles north-east, is one of the historic houses in the wider area around Southpark Village, and older homes nearby need a sealant that suits their walls. Schools such as Eastwood High School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.

Southpark Village is about 2 miles east of Barrhead, in Glasgow. Every kind of property in Southpark Village is covered for external mastic. The work is guaranteed for a year. Across Glasgow, we cover 183 places, Southpark Village among them.

Work in G53, G46 and G78 works the same way as everywhere else we cover. External mastic is available to properties on Welbeck Road, Nitshill Road and Corselet Road and the roads around them. Close by, we work in Darnley (1 mile north), Parkhouse (1 mile west), South Nitshill (1 mile north-west), Arden (1 mile north-east) and Nitshill (1 mile west). Larger places within reach include Glasgow (5 miles north-east), Hillhead (5 miles north-east), Dowanhill (5 miles north), Woodlands (5 miles north-east), Woodside (6 miles north-east) and North Kelvinside (6 miles north-east).

What we do, step by step

We keep the work tidy and contained to the joints we’re treating. Expect the work to take a few hours to a few days, depending on the length of joint and the access, and we explain the cure time before we leave. In a city area like Southpark Village, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. Old sealant and any debris are cut and raked out.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Getting ready for the visit

  • Let us know about parking restrictions
  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us about any previous sealing or DIY attempts
