How we quote for external mastic

We quote each job individually. These are the things that affect it:

  • The size of the job
  • Working hours on commercial sites
  • The number of rooms or windows
  • The old material and how stubborn it is

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

What to tell us for a quote

To make quoting easier, let us know:

  • If it’s domestic, commercial or a hotel
  • If someone has resealed it before
  • Where the property is
  • How we’d reach the joints

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.

External mastic in Pool of Muckhart, done properly

We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it, and we don’t skip that step. We work on copings & trims, render & cladding joints and joints between brick and frames, and the jobs we see most are movement joints filled with mortar instead of sealant and moss and dirt in joints with no sealant left.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

Each job carries a 12-month guarantee.

Signs you need external mastic in Pool of Muckhart

Using the wrong sealant is another common reason. A stiff, general-purpose sealant cannot cope with a joint that moves a lot, so it pulls away from the edges.

The most common problems we see are:

  • Sealant pulling away from one side of the joint
  • Weathered mastic that no longer stretches
  • Water getting into walls through failed joints
  • Movement joints filled with mortar instead of sealant

Around Pool of Muckhart, as everywhere, external mastic is only as good as the preparation behind it.

What your quote should include

  • Who turns up on the day
  • Whether the sealant suits the joint
  • How long the guarantee is

Keeping the joints in good condition

Good habits help new joints last longer. Our tips:

  • Avoid pressure-washing directly into sealant joints
  • Have failed joints looked at early
  • Walk round the building once a year and look at the joints
  • Show decorators and builders where the movement joints are

Give the sealant the cure time we tell you before anything rubs against it. The surface skins over quickly, but full cure takes longer.

A joint that has stopped moving pushes the movement elsewhere, often as cracks near the joint. Resealing it early helps prevent that.

When something else is needed

New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:

  • Render that’s blown, hollow or coming away
  • Cracking across the wall rather than at a joint
  • Rising or penetrating damp from elsewhere in the wall

  • Brickwork movement joints
  • Façade panels

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

External mastic in Pool of Muckhart: local notes

Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

In the older streets around Muckhart Parish Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Leave it or put it right?

A properly done movement joint is an even line in a colour that suits the wall. A rushed bead with no backing looks untidy and doesn’t last, so it pays to do it properly once. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What we do, step by step

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. Most jobs take a few hours to a few days, depending on the length of joint and the access. For a place like Pool of Muckhart, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Before we arrive

Advice

Pool of Muckhart questions

Is Pool of Muckhart in your area for external mastic?

Yes, Pool of Muckhart is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we will send you a clear quote.

Is there a guarantee on external mastic in Pool of Muckhart?

Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Why do you put foam in the joint first?

Backing rod goes into deeper joints as a matter of course. It sets the sealant depth and prevents three-sided bonding.

Is it OK to fill a movement joint with cement?

No, not where the gap is a movement joint. Pointing it stops it working, and the wall may crack nearby. A flexible sealant is the right fill.

Do the sealants smell?

Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.

Can you seal joints between two different materials?

Yes. The old joint is removed, both surfaces cleaned and primed where needed, and a flexible sealant applied. The colour is chosen to suit.

Can you do several jobs on one visit?

Yes, we can. Several rooms, windows or areas can go on one quote.

What information do you need?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply email us at info@mrmastic.co.uk.
