External mastic in Blairingone

About our external mastic in Blairingone

Failed sealant is cut out, the depth set with closed-cell backing rod, and the joint resealed with a low-modulus sealant made for outside. We pick a colour that sits well with the wall so the joint does not stand out. We’re often asked to deal with panel joints letting water in and movement joints filled with mortar instead of sealant, on render & cladding joints, brickwork movement joints and copings & trims.

External sealant needs dry surfaces, so outdoor work around Blairingone is planned around the weather. Tell us how to reach each wall, gutter and roofline.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

What happens on the day

Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a handful of joints, longer for a whole elevation. Around Blairingone, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

Signs you need external mastic in Blairingone

Sometimes a movement joint was filled with mortar or a rigid filler. With the joint locked solid, the movement turns into cracks elsewhere in the wall.

The most common problems we see are:

  • Weeds or debris growing in open joints
  • Joints where the bead has come unstuck
  • Cracked joints where brick meets render or frames
  • Old sealant gone brittle and cracked

In and around Blairingone, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

FAQs for Blairingone

Is Blairingone in your area for external mastic?

Yes. We work across all of Scotland, and Blairingone is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

Is there a guarantee on external mastic in Blairingone?

Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.

Can you seal over the old sealant?

No. We remove every bit of old sealant first.

How much does external mastic cost in Blairingone?

It depends on the job, so we quote each one individually. To get one, drop us a line at info@mrmastic.co.uk with a short description of the job.

Can you reach joints on upper floors?

It depends on the building. Where joints can be reached safely, we’ll do them. Tell us about the building and we’ll confirm what access is needed.

Do you take out the old sealant first?

Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

What do you put in the joint?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

DIY versus a professional finish

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Work for landlords, hotels and businesses

Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Why deal with it now?

Mortar or ordinary filler might look like a quick way to close an open joint, but it locks the joint solid. The movement then cracks the brickwork or render nearby. The correct repair is a flexible sealant with the right backing. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Why book with us

  • Approved under the ARBOMaster scheme
  • White, clear, grey or coloured to suit, where the product allows
  • Quality sealants from Arbo and Everbuild

What sealant work can’t fix

In fairness, there are a few things sealant won’t fix:

  • Cracks in the bricks or render themselves, away from the joints
  • Structural movement, which needs a surveyor or engineer
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

What we seal

  • Joints between brick and frames
  • Brickwork movement joints
  • Render & cladding joints
  • Concrete & block
  • Copings & trims
  • Façade panels

Looking after it afterwards

Looking after new joints is easy, and it makes a real difference:

  • Look over the joints every year, ideally after winter
  • Keep high-pressure jets off the joints
  • Ask before painting over external sealant
  • Clear growth from the base of walls and joints

Follow the cure time we give you before the joint is knocked or disturbed. The surface skins over quickly, but full cure takes longer.

Gaps, plants or missing sealant in a joint are worth getting looked at. Early work is quicker and leaves a better finish.

Blairingone buildings and the weather

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

For an older house near a landmark such as Blairingone Parish Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.
