External mastic for Ascot homes and businesses

When it isn’t the sealant

We won’t take on work that will not last, so here’s what sealant can’t put right:

  • Cracks in the bricks or render themselves, away from the joints
  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Render that’s blown, hollow or coming away

Not sure which it is? You can call 0345 464 0079 or send us an email and we will tell you honestly before you book.

How we handle external mastic in Ascot

As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Porous or awkward surfaces are primed where the sealant needs it and we use one wherever it does. We work on façade panels, render & cladding joints and joints between brick and frames, and the jobs we see most are joints with sealant missing in places and rain getting behind render or cladding at a joint.

External sealant needs dry, clean surfaces, so work around Ascot is planned for dry weather. Let us know about access to every wall, plus any garages or outbuildings.

All our work comes with our 12-month guarantee.

Questions from Ascot

Is Ascot in your area for external mastic?

Yes. We work across London and the South East, and Ascot is part of that. Just phone 0345 464 0079 or send us an email with a few details of the job.

Will you come out to Ascot?

Yes, we do. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you work at height?

That depends on how high the joints are and the ground below. Ground-floor joints are simple; for higher ones, send details and we will confirm the access.

How long before the joint can be used?

Many sealants skin over quickly but take longer to cure fully. We will give you the cure time for the product we used.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

How much does external mastic cost in Ascot?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before any work starts.

How often do external joints need resealing?

It varies from wall to wall: joints on exposed walls or with a lot of movement age sooner. A yearly look will tell you when they need doing. Every job carries our 12-month guarantee.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Walls and rooflines in Ascot

The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Historic houses like St Leonard's Hill (about 4.1 miles north) are a reminder that the area around Ascot has older buildings as well as new. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.

If you let a flat or house near Ascot station, split movement joints are easy to miss on a rental until damp shows inside. Managing a site like South Ascot Village Primary School? Then its movement joints, gutters and trims need looking after like any other building’s.

How the visit works

Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take anything from a few hours to several days, depending on the building. For a village or hamlet like Ascot, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. Old sealant and any debris are cut and raked out.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

How to prepare

  • Mention any leaks or damp you’ve noticed
  • Plan for the work area to be out of bounds to pets and children
  • Mention any parking rules near the property

Why it’s worth doing now in Ascot

Sealing over the top of old mastic doesn’t hold for long. New sealant doesn’t bond well to old, weathered sealant, so the old joint is cut out fully first. Around Ascot, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

What you get with us

  • Colour picked to suit the job
  • Anti-fungal silicone where joints get wet
  • Over 20 years’ experience
  • An ARBOMaster approved applicator

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Common problems we fix in Ascot

A lot of failed joints come down to preparation: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The new sealant then lets go long before it should.

Any of these means the joints need attention:

  • Movement joints filled with mortar instead of sealant
  • Joints with sealant missing in places
  • Weathered mastic that no longer stretches
  • Joints where the bead has come unstuck

For an older house near a landmark such as Church of All Souls, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Choosing a sealant specialist

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Deal with leaking gutters that soak the joints below
  • Walk round the building once a year and look at the joints
  • Show decorators and builders where the movement joints are
  • Keep movement joints as flexible joints, not mortar

Do not paint over the new sealant unless we have said the product is paintable. Paint can crack on a flexible joint.

Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years, so it’s worth resealing at the first signs.

What affects the quote in Ascot

Some jobs are bigger than they look, and some smaller. The main factors:

  • The number and length of the joints
  • Any mould that needs treating
  • The type of sealant required
  • Whether the work is at height

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

What we need to know

Photos help, but a description is a good start. Please mention:

  • The rough size of the job
  • Access, such as stairs, a lift or height
  • Whether it’s a home or a business
  • Whether it has been sealed before

Quotes start with a quick conversation. Describe the problem, the location and the size of the job. Whenever you’re ready, phone 0345 464 0079 or drop us an email.
