External mastic for Cheapside homes and businesses

How we handle external mastic in Cheapside

Short cuts in external joints show up within a season or two. New sealant over old, joints packed with mortar and beads with no backing all tend to fail early. We take the old material out and do it properly. If you’re dealing with sealant that has lost its bond to the brick or render and brick movement joints where the sealant has split, we can help.

In a village or hamlet like Cheapside, older cottages and farm buildings often stand in the open, so walls and rooflines take the full force of wind and rain. Gutter joints and wall joints there need a sealant that can flex and stay put.

Big or small, it’s backed by our 12-month guarantee.

Why deal with it now?

A properly done movement joint is an even line in a colour that suits the wall. A hurried job with smeared edges and no backing looks worse and fails sooner. Where a wall is exposed, as many are in small places like Cheapside, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs. Ask us for a quote and we’ll go through it with you.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

The process

We keep the work tidy and contained to the area we’re working on. The job generally takes a few hours for a handful of joints, longer for a whole elevation. In a small place like Cheapside, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We look at every joint and agree a colour to suit the wall.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

How to look after the new joints

So the new joints stay in good condition:

  • Fix overflowing gutters above sealed joints
  • Ask before painting over external sealant
  • Have failed joints looked at early
  • Never let anyone fill a movement joint with mortar

Avoid pressure-washing straight into the joints. A strong jet can damage the edges of the bead over time.

Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years, so it’s worth resealing at the first signs.

Cheapside: your questions answered

Is Cheapside in your area for external mastic?

Yes. Our work covers London and the South East, and Cheapside is part of that. Just call 0345 464 0079 or send us an email with a few details of the job, and we will give you a clear price.

Is Cheapside within the area you cover?

Yes. Cheapside is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.

What should I tell you?

The location, the problem and the rough size of the job. Photos by email help too.

Why do you put foam in the joint first?

Backing rod controls the sealant depth and keeps it off the back of the joint. That way it bonds to the two sides only and can stretch.

I rent my home. Can I book you?

Of course. Check with your landlord; we can send the quote to them too.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Is it OK to seal over old sealant?

No. New silicone will not bond to old silicone, and it traps any mould or water underneath. We remove it all first.

When to call us in Cheapside

Poor preparation causes many early failures: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The new sealant then lets go long before it should.

Common reasons people contact us include:

  • Weathered mastic that no longer stretches
  • Weeds or debris growing in open joints
  • Rain getting behind render or cladding at a joint
  • Movement joints filled with mortar instead of sealant

If you look after a building such as Cheapside CofE Primary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Quotes for external mastic in Cheapside

We quote each job individually. This is what makes a difference:

  • Which sealant suits the joint
  • Any mould that needs treating
  • Any working-time requirements on site
  • The amount of work

The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and agree the price before starting.

What we need to know

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • Any previous sealing or DIY work
  • Pictures of the joints, sent by email
  • Where the job is, and your postcode
  • The problem you’ve noticed

We don’t publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, phone 0345 464 0079 or email us.

What external mastic looks like in Cheapside

With historic houses such as St Leonard's Hill (about 3.4 miles north) nearby, there’s older building stock in the area around Cheapside as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Homes close to Church of St Michael and All Angels include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain. Rented homes near Ascot station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies.

What we cannot put right

We will not take on work that will not last, so these are the limits:

  • Cracks in the bricks or render themselves, away from the joints
  • Render that is blown, hollow or coming away
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we will tell you honestly.
