External mastic in North Ascot

External mastic in North Ascot

Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible sealant bridges the two where a rigid filler would soon crack. We work on joints between brick and frames, concrete & block and render & cladding joints, and common reasons people get in touch are movement joints filled with mortar instead of sealant and joints with sealant missing in places.

In and around North Ascot, older properties sit alongside newer ones, each with its own outside joints. Older gutters and trims need their joints resealed; newer brick and render need their movement joints kept sound.

All of our work is guaranteed for twelve months, in North Ascot and everywhere else we cover.

What affects the cost of external mastic

For a quick quote, just ask. The main things that affect it are:

  • How many areas need sealing
  • Whether old sealant or filler has to be cut out
  • Access and height
  • Whether there’s mould to deal with

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, phone 0345 464 0079 or send us an email for an honest opinion and a quote.

Asking for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it has been sealed before
  • If it’s domestic, commercial or a hotel
  • A few photos by email, if you can

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.

Signs you need external mastic in North Ascot

Sunlight, wet weather and frost wear exterior sealant down. Over the years it hardens, cracks on the surface and loses its give, so the joint eventually tears or comes away from one side.

Most people get in touch when they notice one of these:

  • Cracked joints where brick meets render or frames
  • Weeds or debris growing in open joints
  • Damp patches traced to an open external joint
  • Brick movement joints where the sealant has split

If you look after a building such as Ascot Heath Church of England Junior School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Common questions in North Ascot

Do you cover North Ascot for external mastic?

Yes. Our work covers London and the South East, and North Ascot is part of that. Just ring 0345 464 0079 or email us with a few details of the job, and we will give you a clear quote.

I let a flat near Ascot station. Can you help?

Yes. We work for landlords and agents as well as householders. You can phone 0345 464 0079 or email us with the details for a clear quote.

What information do you need?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply ring 0345 464 0079 or send us an email.

How long before the joint can be used?

That depends on the sealant used, so follow the cure time we give you when we finish.

Do you take out the old sealant first?

Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.

Do I need to be at home?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that usually means someone at home.

Can you seal joints between render and window frames?

Yes. We cut out the old sealant, prepare both faces and reseal with a flexible exterior product. We pick a colour that works with both materials.

Should I point up the gap in my brickwork?

No. A mortar-filled joint can’t move, so the movement cracks the wall elsewhere. It needs a flexible sealant over backing rod.

When something else is needed

Some problems need a builder, plumber or other trade rather than us:

  • Subsidence or other structural problems
  • Loose or hollow render, which needs re-rendering
  • Cracked brickwork or render that needs a builder or plasterer

Not sure which it is? You can ring 0345 464 0079 or send us an email and we will tell you honestly.

Joints and surfaces we work on

  • Copings & trims
  • Façade panels
  • Render & cladding joints
  • Joints between brick and frames
  • Brickwork movement joints
  • Concrete & block

Why deal with it now?

Mortar or ordinary filler might look like a quick way to close an open joint, but it stops the joint moving. The movement then cracks the brickwork or render nearby. A flexible sealant over backing rod is what the joint needs. Homes in smaller places like North Ascot can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Ask us for a quote and we’ll go through it with you.

Why book with us

  • Anti-fungal silicone where joints get wet
  • You choose the colour before work begins

  • A choice of colours where the product allows

What we do, step by step

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and tidy away. It normally takes a few hours for a handful of joints, longer for a whole elevation. Parking around North Ascot is normally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • On commercial sites, let us know about site rules
  • Let us know about earlier repairs to the joints

Advice

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Aftercare tips

So the new joints stay in good condition:

  • Walk round the building once a year and look at the joints
  • Keep movement joints as flexible joints, not mortar
  • Deal with leaking gutters that soak the joints below
  • Leave the joints unpainted unless we have said otherwise

Have a quick look at the joints each spring. Watch for splits, edges coming away or growth in the joint.

If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.

Walls and rooflines in North Ascot

Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Historic houses like St Leonard's Hill (about 3.9 miles north-east) are a reminder that the area around North Ascot has older buildings as well as new. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth.

In the older streets around Chapel of St Mary and St John, the joints between older walls, newer extensions and the roofline need a sealant that can move. Rented homes near Ascot station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.
