Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Wipe the sealant dry after showering
  • Keep bottles off the sealant line
  • Stick to a soft cloth and a mild cleaner
  • Don’t leave water standing on kitchen joints

Keep bottles and razors off the sealant line, because they trap water against the silicone. Squeegeeing the walls and tray after use helps the joint dry.

Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.

How we handle bathroom resealing in South Down

We fill the bath before sealing it. The weight settles the bath to its lowest point, so the new joint isn’t pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. We are often asked to deal with gaps between the worktop and the wall and black spots spreading through the bead, across sinks & splashbacks, baths and shower trays & enclosures.

In a village or hamlet like South Down, homes are often older cottages and farmhouses alongside a few newer houses. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

All our work comes with our 12-month guarantee.

What we do, step by step

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take half a day or less for one room, longer when the kitchen is included. Somewhere as small as South Down, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

Before we arrive

  • Let us know about stairs, lifts or work at height
  • Mention any sign-in or site rules at work premises
  • Try not to wet indoor joints just before the visit

What affects the cost of bathroom resealing

Your quote is based on your job. We look at:

  • The product the joint needs
  • How much old sealant there is and how hard it is to remove
  • How many rooms, windows or areas are involved
  • The size of the job

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, ring 0345 464 0079 or send us an email and we will give you an honest view and a quote.

What we need to know

To help us quote quickly, let us know:

  • The address or postcode of the job
  • How we’d reach the joints
  • Photos by email, if that’s easy
  • Any previous sealing or DIY work

Asking for a quote is easy: let us know what needs doing and where and its rough size. A few photos by email make the job easier to understand, and we will take it from there.

Leave it or put it right?

Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again. In a small place like South Down, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

When it is not the sealant

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Failed grout lines across the wall
  • A leaking waste, trap or valve
  • A tray that rocks until it’s re-bedded

If you are not sure, just call 0345 464 0079 or drop us an email and we’ll give you a straight answer.

Common questions in South Down

I let a flat near Shawford station. Can you help?

Yes, rental work is part of what we do. You can phone 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before any work starts.

Do you cover South Down for bathroom resealing?

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all.

How long does it take to reseal a bath or shower?

It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.

Will you leave a mess?

No. The area is protected while we work and cleaned up afterwards.

Where are you based?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Do you do kitchens as well as bathrooms?

Yes. Next to the sink we use a food-safe product where it’s needed.

Surface by surface

Baths

The long joint down the side of a bath is where most leaks start, especially under a shower. It gets one smooth bead of anti-fungal silicone.

Shower trays & enclosures

A tray that rocks will split any sealant. Movement is checked before anything is resealed, and tell you if it needs re-bedding first.

Bathroom resealing in South Down: local notes

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Managing a site like Twyford St Mary's Church of England Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to Church of All Saints include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. Rented homes near Shawford station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

DIY versus a professional finish

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
