Bathrooms and kitchens in Otterbourne
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.
For an older house near a landmark such as Church of St Matthew, walls and floors in older homes can move, and sealant and grout show it first. For site and facilities teams at buildings such as Otterbourne Church of England Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.

How to look after the new joints
Good habits help new joints last longer. Our tips:
- Wait for the cure time we give you
- Squeegee the walls and tray after use
- Look for lifting corners and small gaps now and then
- Open a window or run the fan so the room dries
Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
DIY versus a professional finish
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Otterbourne: your questions answered
Is Otterbourne within the area you cover?
Yes. Otterbourne is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Can you help a landlord with a rental near Shawford station?
Yes, rental work is part of what we do. You can ring 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before work begins.
Will the old sealant be removed?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
How long will the resealing take?
It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.
Do you do kitchens as well as bathrooms?
Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.
What colours of sealant can you use?
Most people choose white or clear, but other colours can be used to suit tiles and worktops. Tell us what you’d like when you get in touch.
Are you insured?
Yes. We are fully insured.
Do you work for hotels and businesses?
Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.
How the visit works
You don’t need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the job takes two to three hours for a typical bath, depending on how much old sealant there is in most cases. For a village or hamlet like Otterbourne, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Before we arrive
- Keep pets and children clear of the area while we work
- Where the joints are inside, avoid wetting them before we arrive
- Tell us about access, such as stairs, a lift or high-level joints

Work for landlords, hotels and businesses
Mouldy or split sealant often shows up at the end of a tenancy. Several properties can go on one quote.
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
Surface by surface
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, including a food-safe sealant where that’s needed. The bead is finished smooth so it wipes clean.
Kitchen worktops & upstands
Laminate worktops swell if water gets into the core. A continuous bead along the back keeps water out.
What we are called out for in Otterbourne
Black mould is behind a lot of resealing. Bathrooms without good ventilation give mould all the damp it needs, and mould that has grown into the silicone usually won’t clean off.
The problems people usually mention when they call are:
- Shrunken sealant along the back of a worktop
- A reseal done over the top of the old bead
- Gaps where the bath or tray has moved
- Water getting behind the bath panel
Letting a property close to Shawford station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

What we can’t put right
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- A tray or bath that’s cracked through
- Water coming from the plumbing rather than the joint
- A bath or tray that moves because it isn’t properly supported
Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly before booking.
