How we handle regrouting in South Down

Stained, crumbling or cracked grout can make a sound bathroom look tired. With regrouting, the tiles stay and only the grout is renewed, so nothing is ripped out. Common call-outs are for cracked or crumbling grout lines and kitchen splashback grout stained by grease, on tiled floors, wet rooms and bathroom floors.

Homes around South Down are mostly houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.

Every job comes with our one-year guarantee.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Honest limits

A few problems are outside what sealant work can do:

  • Water coming from plumbing rather than grout
  • Tiles that have come away from the wall
  • Waterproofing that has failed below the tiling

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think.

Surfaces we seal

  • Bathroom wall tiles
  • Kitchen splashbacks
  • Bathroom floors

  • Shower walls

How it works

There is not much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes anything from a few hours to a full day, depending on the area from start to finish. In a small place like South Down, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Every tile area is checked for hollow or loose tiles first.
  2. The old grout is removed to an even depth.
  3. The joints are vacuumed clean.
  4. We regrout the joints and clean the tile faces.
  5. We finish with silicone in the moving joints.

Getting ready for the visit

  • Mention any parking rules near the property
  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about any previous sealing or DIY attempts

Why it’s worth doing now in South Down

Colouring the surface of old grout is a quick cosmetic fix. They won’t fill gaps or keep water out, and stains can show through again. Raking out and regrouting replaces the grout itself. Around South Down, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

FAQs for South Down

Is South Down in your area for regrouting?

Yes, South Down is within the area we cover. We work across London and the South East. You can phone 0345 464 0079 or send us an email and let us know what needs doing, and we’ll send you a clear quote.

Can you help a landlord with a rental near Shawford station?

Yes, landlords and agents are among the people we work for. You can ring 0345 464 0079 or send us an email with the details for a clear quote.

When can I use the shower again?

We give you a time before we leave. It depends on the grout and the sealant used so please stick to it.

Do I need to be at home?

It depends on the job. Inside work needs someone to give us access.

Will it make a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Is resealing included with regrouting?

We generally do. Fresh grout next to old, mouldy silicone would look odd and wouldn’t keep water out.

Will there be a smell?

Sometimes, a little. Any smell clears as the sealant cures.

Can you regrout if a few tiles are loose?

Regrouting won’t fix loose tiles. We flag any loose or hollow tiles before starting, so you can decide what to do.

Regrouting in South Down: local notes

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you let a flat or house near Shawford station, clean grout and fresh sealant between tenancies make a bathroom look cared for again. Homes close to Church of All Saints include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Schools such as Twyford St Mary's Church of England Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

How we quote for regrouting

Your quote is based on your job. We look at:

  • Whether old sealant or filler has to be cut out
  • Any mould that needs treating
  • Access and height
  • Working hours on commercial sites

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • The address or postcode of the job
  • Whether it has been sealed before
  • Roughly how big the job is
  • The type of property

We do not publish a price list, because every job is different. Instead, we give you a clear price for your job. To get started, phone 0345 464 0079 or send us an email.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Have loose tiles looked at early
  • Rinse the tiles after showering
  • Wipe water off the walls when you are done
  • Use gentle cleaners on grout

Give the new grout the time we tell you before using the shower, so it cures fully. After that, rinse the tiles after showering and keep the room ventilated.

Cracked grout does not stay cracked for long. Water gets in behind and the tiles can start to loosen, so regrouting early can save a retile.
