Floor joint sealing in South Down

Across South Down, we seal floor and skirting joints in homes and businesses. Each job starts with looking at the floor and the gap, since that decides which sealant suits. We work on skirting boards, thresholds and wet room & bathroom floors, and people most often call us about open joints around bathroom floor edges and tiled floors with no room to move.

Work in a small place like South Down just needs the journey and access planning, and once on site, the job is the same as anywhere.

A one-year guarantee comes as standard, so you’re covered after we have gone.

How we quote for floor joint sealing

Your quote is based on your job. We look at:

  • The number of rooms or windows
  • Access and height
  • The product the joint needs
  • Any working-time requirements on site

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and give you a clear price before any work starts.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • Photos by email, if that’s easy
  • How many joints, rooms or windows are involved
  • Any access issues, like height or stairs
  • Whether it’s a home or a business

For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we will explain what’s involved.

When something else is needed

We will not take on work that will not last, so these are the limits:

  • A tiled floor that needs relaying
  • Subfloor problems that need a flooring contractor
  • Failed waterproofing under a wet room floor

If you’re not sure, just phone 0345 464 0079 or email us and we’ll give you a straight answer before you book.

What we seal

  • Tiled floors
  • Skirting boards
  • Wet room & bathroom floors
  • Concrete floor joints
  • Thresholds
  • Commercial floors

Why deal with it now?

Waiting until the next redecoration can mean a winter of draughts and dirt in the gaps. Sealing them now is a short job for most homes. Around South Down, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

How the job changes by surface

Wet room and bathroom floors

Floor joints in bathrooms take water every day. We seal them with anti-fungal sanitary silicone.

Tiled floors

A crack running along a grout line is often a sign of a missing movement joint. We rake out that line and seal it where it suits the floor.

South Down: your questions answered

I let a flat near Shawford station. Can you help?

Yes, landlords and agents are among the people we work for. You can phone 0345 464 0079 or drop us an email with the details for a clear quote.

Is South Down in your area for floor joint sealing?

Yes. Our work covers London and the South East, and South Down is part of that. Just phone 0345 464 0079 or send us an email with a few details of the job.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Will the old sealant be removed?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

My floor grout keeps cracking in a line. Can you help?

In many cases, yes. Where a floor needs one, we rake out grout along the right line and replace it with flexible sealant in a matching colour. Loose or cracked tiles need a tiler first.

What do you need from me for a quote?

The location, the problem and the rough size of the job. Photos by email help too.

Is caulk good enough for skirting?

Because caulk cracks where there’s movement or water. Floor edges move through the year, so we use a flexible sealant that stretches.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done.

Floor joint sealing in South Down: local notes

Across Hampshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.

Schools such as Twyford St Mary's Church of England Primary School are buildings too, and floor and threshold joints in busy corridors wear quickly and are best resealed early. Rented homes near Shawford station change hands often, and open skirting and floor joints collect dirt and water, so seal them while the property is empty. If you look after a church, hall or community building such as Church of All Saints, joints in its floors, skirtings and thresholds need resealing as they wear.

The process

At the end, we look at the finished work together and tell you how long to leave it. The visit itself normally takes a few hours for most rooms, longer for large commercial floors, depending on how much there is to do. In a small place like South Down, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by looking at the floor, the gap and the traffic, then choose the product.
  2. Old caulk, grout or sealant is removed from the joint.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. The joint is tooled to a neat finish and we tell you when it can take feet and a mop.

How to prepare

  • Clear items away from the joints we are working on
  • Mention if the joints have been sealed before
  • Plan for the work area to be out of bounds to pets and children

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Have a cracking tiled floor checked before tiles break
  • Do not paint over silicone
  • Avoid caulk in bathrooms and kitchens
  • Lift furniture rather than dragging it across joints

Keep heavy furniture from dragging across the joints. Dragging can tear the bead.

Cracks along tile grout lines come back unless the movement is dealt with. Adding a movement joint early can stop cracks spreading to the tiles.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
