Bathroom resealing in Red Rice

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. We work on baths, wet rooms and shower trays & enclosures, and the jobs we see most are water getting behind the kitchen upstand and mouldy sealant that has gone black.

Homes around Red Rice are mostly houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.

Your job is guaranteed for a year, as with all our work.

Different surfaces, different methods

Wet rooms

If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

Shower trays & enclosures

A tray that rocks will split any sealant. Movement is checked before anything is resealed, and tell you if it needs re-bedding first.

Looking after it afterwards

So the new joints stay in good condition:

  • Keep the fan on for a while after bathing
  • Clean with a mild bathroom cleaner and a soft cloth
  • Wipe the sealant dry after showering
  • Keep scourers and sharp tools away from the bead

Keep water off the new bead until it has cured, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.

Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.

What bathroom resealing looks like in Red Rice

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

For landlords with property near Andover station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. For an older house near a landmark such as Church of St Mary the Virgin, walls and floors in older homes can move, and sealant and grout show it first.

Red Rice: your questions answered

Is Red Rice in your area for bathroom resealing?

Yes. Our work covers London and the South East, and Red Rice is part of that. Just ring 0345 464 0079 or email us with a few details of the job.

I let a flat near Andover station. Can you help?

Yes, landlords and agents are among the people we work for. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll send you a clear quote.

Can you just seal over the old silicone?

No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.

Can I do it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

What do you need from me for a quote?

The location, the problem and the rough size of the job. If you can, email a few pictures.

Where are you based?

We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Will it make a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

What we are called out for in Red Rice

Baths and trays move. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. That movement works at the bead until it splits or peels away.

Any of these means the joints need attention:

  • Cracked, shrunken or lifting silicone
  • Damp behind the bath or under the tray
  • Black spots spreading through the bead
  • Two layers of silicone, both failing

Schools such as Redrice School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

The process

Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a couple of hours for a single bath or shower. Somewhere like Red Rice needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We protect the area and cut out all of the old sealant.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, usually after around 24 hours.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Keep pets and children clear of the area while we work
  • On commercial sites, let us know about site rules

Advice

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

What we can’t put right

We will always be straight with you, so here’s what new sealant won’t do:

  • A leaking waste, trap or valve
  • Movement from a bath with loose feet or no proper support
  • A cracked shower tray or bath (that needs repair or replacement)

Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly before booking.
