Different surfaces, different methods

Commercial floors

Commercial floors take more traffic than most homes. The sealant is chosen for the traffic the floor takes.

Thresholds

Two different floors meeting at a threshold move differently. A flexible sealant bridges them.

Floor joint sealing in Red Rice

Floor joint sealing is mostly about choosing the right product and preparing the joint. We remove what’s there first, then clean, back and seal the joint. If you are dealing with threshold joints that have opened or worn and cracked caulk along skirting in bathrooms and kitchens, we can put it right, whatever the surface.

For a small place like Red Rice, the journey and access are planned in advance, and once on site, the job is the same as anywhere.

All of our work is guaranteed for twelve months, in Red Rice and everywhere else we cover.

Floor joint sealing in Red Rice: local notes

Across Hampshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. That is why the skirting and threshold joints need a flexible seal.

If you look after a building such as Redrice School, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up. What we cannot put right

Some problems need a builder, plumber or other trade rather than us:

  • Structural movement or subsidence
  • Cracked or broken concrete slabs
  • Floors that are uneven or need levelling

Not sure which it is? You can call 0345 464 0079 or send us an email and we will tell you honestly.

Where we work in Red Rice

  • Wet room & bathroom floors
  • Tiled floors
  • Skirting boards
  • Concrete floor joints
  • Commercial floors
  • Thresholds

Looking after it afterwards

Looking after new joints is easy, and it makes a real difference:

  • Don’t paint over silicone
  • Keep dirt out of the joints
  • Have a cracking tiled floor checked before tiles break
  • Cone off fresh joints until they’re ready

Check the joints after the first winter. Small gaps at the ends can be touched up early on.

Open skirting gaps let in draughts, dust and sometimes insects. Sealing it keeps the room tidier.

Signs you need floor joint sealing in Red Rice

An open floor joint fills with dirt and water. In wet areas, water runs into the gap at every clean and can reach the subfloor.

Any of these means the joints need attention:

  • Gaps at thresholds between rooms
  • Gaps opening between the floor and skirting
  • Failed seals where bathroom floors meet baths and panels
  • Chipped and open joints in warehouse floors

If you look after a church, hall or community building such as Church of St Mary the Virgin, joints in its floors, skirtings and thresholds need resealing as they wear.

The process

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and clear up. It generally takes a few hours for most rooms, longer for large commercial floors. Somewhere as small as Red Rice, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We clear the edges of the floor so the joints are easy to reach.
  2. We take out the cracked caulk, grout or old sealant.
  3. We clean and dry the edges of the joint.
  4. We apply a flexible sealant suited to the floor and tooled.
  5. Finally, we check the work and talk you through aftercare.

Preparing for the visit

  • Move anything stored near the joints
  • Mention any parking rules near the property
  • On commercial sites, let us know about site rules

What happens if it’s left?

Floor joints left open collect dirt that is hard to clean out, and they look untidy. A neat sealed joint is easier to clean. Where a wall is exposed, as many are in small places like Red Rice, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, ring 0345 464 0079 or email us and we will give you an honest view and a quote.
