Bathroom resealing in Haldens
We fill the bath before sealing it. The weight settles the bath to its lowest point, so the bead isn’t stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. Typical jobs include black spots spreading through the bead and cracked, shrunken or lifting silicone, on shower trays & enclosures, wet rooms and sinks & splashbacks.
In a smaller place like Haldens, homes are mostly houses and bungalows rather than flats, from older cottages to newer builds. Sealant and grout wear out here just as they do in a big town.
Whatever the size of the job, you get the same 12-month guarantee.

What we do, step by step
On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. Most jobs take around two hours for one bath or shower, longer for a whole bathroom. For a job in Haldens, we agree the time, the access and parking before the day. Outdoor jobs depend on a dry day, since sealant needs a dry surface.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
Before we arrive
- Clear items away from the joints we’re working on
- Let us know if you’ve seen damp or leaks
- Tell us about any previous sealing or DIY attempts

Keeping the joints in good condition
Simple care keeps the joints in good condition. We recommend:
- Squeegee the walls and tray after use
- Use gentle cleaners on the silicone
- Let new sealant cure fully before it gets wet
- Keep the fan on for a while after bathing
Wipe up standing water along the worktop joint and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.
Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.

Haldens questions
Do you work for landlords with property near Welwyn North station?
Yes. We work for landlords and letting agents as well as householders, and several properties can be quoted together. Just phone 0345 464 0079 or email us with the address and what needs doing, and we’ll give you a clear price.
Is it worth replacing old sealant in an older home in Haldens?
If it hasn’t been replaced for some years, it’s normally worth it. Sealant is a maintenance item: how long it lasts depends on use, cleaning and exposure.
Do you take out the old sealant first?
Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
Is the work guaranteed?
Yes. Every job carries our one-year guarantee.
Are you fully insured?
Yes, we’re fully insured for domestic and commercial work.
Is it OK to put new sealant on top of the old bead?
No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.
How long does the new silicone need before I use the shower?
Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or follow the cure time we give you.
Can I do it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
How we quote for bathroom resealing
You will get a clear quote before work begins. It’s based on:
- Whether the work is at height
- How much old sealant there is and how hard it is to remove
- Which sealant suits the joint
- How much there is to do
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
Helping us quote
When you call or email, it’s useful to know:
- The rough size of the job
- If someone has resealed it before
- What’s wrong with the joints now
- The type of property
Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we’ll explain what’s involved and send you a clear quote.
Haldens homes and their sealant
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. Welwyn Garden City, which Haldens is part of, was laid out as a garden city in the early twentieth century. Homes range from early twentieth-century houses to later estates, and bathrooms and kitchens of every age need resealing and regrouting in time.
If you look after a building such as Waterside Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Letting a property close to Welwyn North station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. In the older streets around Christ the King, older homes can move a little, which is hard on rigid grout and tired sealant.

Surface by surface
Basins & vanity units
On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.
Sinks & splashbacks
Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.
Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.
Honest limits
To be straight with you, there are a few things sealant won’t fix:
- Loose or hollow tiles, or failed tanking behind them
- A leaking waste, trap or valve
- A bath or tray that moves because it is not properly supported
If in doubt, ring 0345 464 0079 or send us an email and we will say what we think before booking.
