What bathroom resealing looks like in Compton

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. Compton has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

For an older house near a landmark such as St Marys Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Rented homes near Farnham station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

About our bathroom resealing in Compton

Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. If you have water getting behind the kitchen upstand and a bead that has pulled away from the tiles, we can put it right.

For a small place like Compton, bathroom resealing is planned like any other job: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.

Whatever the size of the job, you get the same one-year guarantee.

What we are called out for in Compton

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone cannot grip the old bead underneath, so it lifts, lets water in and traps mould underneath.

These are the problems we’re asked about most:

  • Mouldy sealant that has gone black
  • Cracked, shrunken or lifting silicone
  • New sealant laid over old sealant that is now lifting
  • A messy, uneven bead from a previous reseal

For site and facilities teams at buildings such as South Farnham School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

  • What happens if they find a problem under the old sealant
  • How long to leave it before use

What happens on the day

You don’t need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the job takes two to three hours for a typical bath, depending on how much old sealant there is in most cases. Somewhere like Compton needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

Common questions in Compton

Do you work for landlords with property near Farnham station?

Yes, landlords and agents are among the people we work for. You can call 0345 464 0079 or email us with the details for a clear quote.

Is Compton within the area you cover?

Yes, Compton is covered. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.

Where are you based?

Mr Mastic is based in Crawley. We cover Compton and the rest of Surrey.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Does the resealing come with a guarantee?

Yes. Our one-year guarantee covers every job, and we are fully insured.

Is white the only colour available?

We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.

Which products do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice.

What the job involves on each surface

Wet rooms

Not every wet room leak is a sealant problem. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

Shower trays & enclosures

A tray that rocks will split any sealant. We check for movement before we reseal, and if the tray needs refixing, we will say so.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Looking after it afterwards

Aftercare is simple:

  • Look for lifting corners and small gaps now and then
  • Dry the bead with a towel now and then
  • Open a window or run the fan so the room dries
  • Dry worktop joints after washing up

Keep water off the new bead until it has cured, which is usually around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.

Leave it or put it right?

A quick bead over the top of the old one might look better for a while, but it won’t bond. It lifts, traps water and grows mould behind it, so the next person has twice as much to remove. Older cottages and farmhouses around Compton can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.
