Need bathroom resealing in Hale?

What we do, step by step

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes half a day or less for one room, longer when the kitchen is included and we leave things clean and tidy. Somewhere as small as Hale, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, usually around 24 hours.

How we handle bathroom resealing in Hale

A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We’re often asked to deal with splits where the tray meets the wall and cracked, shrunken or lifting silicone, across baths, shower trays & enclosures and wet rooms.

For a small place like Hale, bathroom resealing is planned like any other job: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.

Each job carries a 12-month guarantee, large or small.

How we quote for bathroom resealing

The quote reflects the job in front of us. We look at:

  • Any working-time requirements on site
  • Whether there’s mould to deal with
  • Whether the work is at height
  • How many areas need sealing

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

What to tell us for a quote

Photos help, but a description is a good start. Try to tell us:

  • Where the job is, and your postcode
  • The type of property
  • The rough size of the job
  • Whether it has been sealed before

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that is easy.

Surface by surface

Baths

Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.

Shower trays & enclosures

A tray that rocks will split any sealant. We check for movement before we reseal, and tell you if it needs re-bedding first.

Hale: your questions answered

Do you work for landlords with property near Farnham station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll send you a clear quote.

Is Hale within the area you cover?

Yes. Hale is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you do commercial work?

Yes, regularly. Larger jobs can be planned room by room or area by area.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.

What does bathroom resealing cost?

Every job is different, so each one gets its own quote. To get one, phone 0345 464 0079 or email us with a short description of the job.

How long before the new sealant can get wet?

After around 24 hours in most cases. We’ll tell you the cure time for the product we used.

Is it OK to put new sealant on top of the old bead?

No. New silicone won’t bond to old silicone, so it lifts and traps water and mould underneath. All the old sealant comes out first.

Bathroom resealing around Hale

Hale has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For landlords with property near Farnham station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Managing a site like Farnham Heath End School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Dry worktop joints after washing up
  • Look for lifting corners and small gaps now and then
  • Use gentle cleaners on the silicone
  • Give the silicone its full cure time

Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

Should I try it myself first?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

When to call us in Hale

A bath shifts a little every time it’s filled and emptied. An acrylic bath flexes under load, and a tray that is not fully bedded can rock. Over time the joint tears or pulls away from the tile.

The most common problems we see are:

  • Water escaping at the shower enclosure
  • Sealant that has split, shrunk or peeled away
  • Shrunken sealant along the back of a worktop
  • A messy, uneven bead from a previous reseal

For an older house near a landmark such as The Church of St John the Evangelist, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Questions to ask before you book

  • What product goes in the joint
  • How the surfaces are prepared before sealing
  • The length of the guarantee
  • What the cure time is

When it isn’t the sealant

It helps to know what we can’t do too:

  • Water coming from the plumbing rather than the joint
  • Cracked or missing grout between tiles (that is regrouting)
  • A cracked shower tray or bath (that needs repair or replacement)

If in doubt, ring 0345 464 0079 or email us and we’ll say what we think.
