Bathroom resealing in Charlestown

Bathroom resealing for homes and businesses in Charlestown

A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. We work on kitchen worktops & upstands, baths and wet rooms, and people most often call us about failed sealant on the screen profile and smears of silicone across the tiles.

In and around a place like Charlestown, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

There’s a 12-month guarantee on every job, whatever its size.

Charlestown homes and their sealant

Charlestown is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Aberdeen is known for its granite tenements, where, as in any flat, a failed seal can reach the flat below.

For site and facilities teams at buildings such as Lochside Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Letting a property close to Portlethen station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

How to look after the new joints

To keep the joints looking good and working properly:

  • Open a window or run the fan so the room dries
  • Squeegee the walls and tray after use
  • Look for lifting corners and small gaps now and then
  • Move toiletries away from the joint

Give the silicone time to cure before it gets wet, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.

Do not wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.

Signs you need bathroom resealing in Charlestown

No sealant lasts indefinitely. Every shower, every splash and every wipe with a cleaner slowly wear it down, so its life depends on how the room is used, cleaned and aired.

Most people get in touch after spotting one of these:

  • Shrunken sealant along the back of a worktop
  • Lumpy, uneven sealant from a DIY attempt
  • A joint torn by a bath that flexes
  • Cracked, shrunken or lifting silicone

Homes close to St Mary's Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

Our hiring checklist

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Charlestown questions

Do you work for landlords with property near Portlethen station?

Yes, we work for landlords and agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

Is Charlestown in your area for bathroom resealing?

Yes, Charlestown is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Do you reseal kitchen worktops and sinks too?

Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

Do you take out the old sealant first?

Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

Where are you based?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

How do I get a quote for bathroom resealing in Charlestown?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before work begins.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.

When it is not the sealant

We’ll always be straight with you, so here’s what sealant cannot fix:

  • Cracks in the tray itself rather than the joint
  • A bath or tray that moves because it isn’t properly supported
  • Tiles that have come away from the wall

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

Landlord and commercial work in Charlestown

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Leave it or put it right?

Dealing with sealant early is a short job: the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Left until water gets through, the job can grow to lifting panels, drying out and decorating. In a place like Charlestown, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we’ll explain what it covers.

Why us?

  • Every job guaranteed for a year
  • Experience in homes, commercial sites and hotels
  • White, clear, grey or coloured to suit, where the product allows
  • Any old sealant cut out fully, not covered over

The process

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and tidy away. It generally takes two to three hours for a typical bath, depending on how much old sealant there is. Outdoor work around Charlestown depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Getting ready for the visit

  • Tell us about any previous sealing or DIY attempts
  • Plan for the work area to be out of bounds to pets and children
  • Let us know about stairs, lifts or work at height
