Washrooms, bathrooms and kitchens in Charlestown need attention? We cut out the old, prepare the joints and apply the right sealant, and the work is guaranteed for a year.

Commercial sealant in Charlestown, done properly
In student and care accommodation, there are often many near-identical bathrooms. We agree a programme and work through them in order, working around residents and staff routines. We work on welfare facilities, office washrooms & kitchens and rental portfolios, and common reasons people get in touch are sealant failing again soon after quick repairs and failed floor-level joints in accessible wet rooms.
Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.
You’re covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

FAQs for Charlestown
Do you cover smaller places like Charlestown?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
I let a flat near Portlethen station. Can you help?
Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.
When can guests or staff use the shower again?
It depends on the product, but around 24 hours is typical. Housekeeping get the cure time for each room.
Do the sealants smell?
Possibly a little. Any smell clears as the sealant cures.
Can new sealant go over the old?
No. The old sealant always comes out first, so the new sealant bonds properly.
What should I tell you?
Let us know what needs doing and where. We’ll ask anything else we need to know.
Do you guarantee commercial jobs?
Yes. We’re fully insured, ARBOMaster approved and give a 12-month guarantee on every job.
Do you offer different sealant colours?
Yes. Sealants come in white, clear, grey and other colours for many products, and we agree the colour with you before work begins.
Keeping the joints in good condition
A little care helps the new joints last. We recommend:
- Act on lifting sealant before it leaks
- Note the date each area was done
- Put a squeegee in each shower
- Book larger programmes for quieter times of year
Include sealant in routine room inspections. A quick look at each bathroom when rooms are checked spots problems early.
Rooms out of use cost a hotel or landlord money. Small sealant faults caught early can be fixed between bookings or tenancies, instead of turning into a leak that closes the room.
How the visit works
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a morning for a small washroom, and a planned programme for bigger sites. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We start by looking at the rooms and agreeing what’s needed.
- We agree when we’ll work, with early or out-of-hours slots where they can be arranged.
- Each area is protected and stripped of old sealant.
- Joints are dried, then resealed and tooled neatly.
- Housekeeping or site staff are told when each area can be used.
How to prepare
- For business premises, tell us about site rules or sign-in
- Tell us about any previous sealing or DIY attempts
- Plan for the work area to be out of bounds to pets and children

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
When something else is needed
We won’t take on work that will not last, so these are the limits:
- A shower tray, bath or basin that is cracked or broken
- Certifying fire stopping or building compliance
- Extraction that isn’t working, which needs an electrician or ventilation contractor
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.
Surfaces we seal
- Student & care accommodation
- Office washrooms & kitchens
- Hotel bathrooms
- Rental portfolios
- Welfare facilities
- Retail & leisure sites
Surface by surface
Rental portfolios
Between tenancies is a good time to reseal, so the next tenant moves in to clean, sound joints.
Retail & leisure sites
Changing areas and showers at leisure sites are wet all day, so anti-fungal sanitary silicone is the product we use.
Workplaces and buildings in Charlestown
For seaside hotels, guest houses and holiday lets around Charlestown, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Private landlords in Scotland must meet the Repairing Standard, and keeping sealant sound across a portfolio is part of that.
Letting a property close to Portlethen station? Then we can quote for one property or a whole portfolio of rentals. Schools such as Lochside Academy are buildings too, and busy washrooms and kitchens can be resealed in phases so they stay open.

Signs you need commercial sealant in Charlestown
Wet rooms and accessible showers are designed for the whole floor to get wet, so floor-to-wall joints take standing water. Any split there can let water through quickly.
If you can see any of these, it’s time to have the joints looked at:
- Leaking joints in shower rooms and changing areas
- Mouldy bathrooms flagged at a tenancy check
- Whole floors of tired en suites
- Black, stained silicone in guest bathrooms
Community buildings like St Mary's Church are part of the picture too: halls and community kitchens see heavy use, and their sealant shows it.
