External mastic in Charlestown: local notes
Charlestown is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
Schools such as Lochside Academy are buildings too, and its movement joints, gutters and trims need looking after like any other building’s. For landlords with property near Portlethen station, outside joints that have cracked can let damp into a rental, so check them between lets.

External mastic for homes and businesses in Charlestown
A movement joint is only as good as its depth. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, leaving it bonded to two faces so it can move with the wall. We work on concrete & block, copings & trims and render & cladding joints, and people most often call us about rain getting behind render or cladding at a joint and movement joints filled with mortar instead of sealant.
Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.

Different surfaces, different methods
Brickwork movement joints
Vertical joints in long brick walls let the brickwork expand without cracking. We reseal them with a low-modulus sealant over backing rod in a colour to suit the brick.
Concrete and blockwork
The face of concrete or block is often dusty, so cleaning and priming matter. We prime where the sealant needs it before sealing.
DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. Our tips:
- Make sure movement joints are not pointed over
- Check external joints each spring
- Keep soil, plants and ivy away from the joints
- Fix overflowing gutters above sealed joints
Look over the joints once a year, ideally after winter. Watch for splits, edges coming away or growth in the joint.
An open movement joint lets rain into the wall every time it pours. That can lead to damp patches, staining and frost damage which cost more to put right than the joint.
When it is not the sealant
Before booking, it’s worth knowing the limits too:
- Adding movement joints to masonry that has none
- Cracked brickwork or render that needs a builder or plasterer
- Render that is blown, hollow or coming away
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before booking.

- Copings & trims
- Render & cladding joints
- Concrete & block
- Façade panels
- Joints between brick and frames
What we do, step by step
You don’t need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the work takes a few hours for a handful of joints, longer for a whole elevation in most cases. Around Charlestown, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- Each joint is checked and the colour of the new sealant agreed.
- Failed sealant is removed back to clean, sound faces.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- Primer is applied wherever the sealant needs it.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
How to prepare
- Move anything stored near the joints
- For business premises, tell us about site rules or sign-in
- Let us know about earlier repairs to the joints

FAQs for Charlestown
Can you help a landlord with a rental near Portlethen station?
Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.
Does the coastal weather in Charlestown affect outside sealant?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
Can you seal joints between render and window frames?
Yes. Materials like render, brick, metal and uPVC all move differently, so the joint between them must be flexible. The sealant is matched to both sides.
Are you insured?
Yes, we’re fully insured for every job we do.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.
What is a movement joint?
A movement joint is a planned break in the wall that absorbs expansion and shrinkage. It should be filled with flexible sealant, never mortar.
Can you quote for more than one area?
Yes. More than one area can be quoted together.
Where is Mr Mastic based?
We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.
When to call us in Charlestown
A lot of failed joints come down to preparation: dusty or wet faces, no primer where one was needed, or old sealant left in. The sealant never bonds properly.
Keep an eye out for these signs:
- Failed seals between different materials
- Weathered mastic that no longer stretches
- Moss and dirt in joints with no sealant left
- Rigid filler in a joint that should flex
For an older house near a landmark such as St Mary's Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.
What your quote should include
- Which colour the sealant will be
- Are they insured?
- Whether the sealant suits the joint
- What the cure time is
What happens if it’s left?
Resealing a run of joints in one go is generally better than patching one at a time. They’ve weathered the same way, and access only has to be arranged once. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.
