Regrouting in Charlestown, done properly
We work across Charlestown, regrouting bathrooms, showers and kitchens. Out comes the old grout, the joints are cleaned and new grout goes in, and we finish by resealing the edges. Common call-outs are for a grout colour that no longer suits the room and floor grout that won’t come clean, on kitchen splashbacks, shower walls and wet rooms.
For a place like Charlestown, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
All our work is covered by a one-year guarantee.

DIY versus a professional finish
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
What sealant work can’t fix
To be straight with you, there are a few things sealant will not fix:
- Waterproofing that has failed below the tiling
- Tiles that are chipped or split
- A leaking shower valve or waste
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

How we quote for regrouting
There’s no set price list. What we look at:
- Working hours on commercial sites
- How much there is to do
- The type of sealant required
- Any mould that needs treating
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.
What to tell us for a quote
When you contact us, it’s useful to know:
- A few pictures by email, if you can
- The address or postcode of the job
- Any access issues, like height or stairs
- What the problem is, such as mould, gaps, leaks or cracking
Asking for a quote is easy: tell us what needs doing and where and its rough size. Photos by email help us understand the job.
Charlestown questions
Can you help a landlord with a rental near Portlethen station?
Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.
Do you cover Charlestown for regrouting?
Yes. We work across all of Scotland, and Charlestown is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.
Do you have insurance?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
Is resealing included with regrouting?
In most cases, yes. Corners and edges need flexible silicone and doing both at once leaves everything sound.
What does regrouting cost?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.
Are you an approved applicator?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Can you work on commercial sites?
Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.
How long does the job take?
A typical job takes a few hours for a shower enclosure, longer for a whole room, including the preparation. Your quote will say how long we expect yours to take.
Charlestown homes and their sealant
Charlestown is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Aberdeen is known for its granite tenements, where, as in any flat, a failed seal can reach the flat below.
If you live in an older home near St Mary's Church, older homes can move a little, which is hard on rigid grout and tired sealant. If you let a flat or house near Portlethen station, a regrout while the flat is empty is quicker than working around a tenant.

When to call us in Charlestown
Grout is porous, so it soaks up water, soap and dirt. Over time it stains, softens and starts to crumble and showers that get daily use suffer most.
These are the problems we are asked about most:
- Gaps where the shower grout has gone
- Grout stained black or orange that won’t clean
- Dirty, worn grout on a tiled floor
- Greasy, stained grout behind the hob
Managing a site like Lochside Academy? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
What your quote should include
- The length of the guarantee
- What happens if the job turns out different
- Whether VAT is included
- Which colour the sealant will be
Why it’s worth doing now in Charlestown
Cracked grout lets water behind the tiles. Left alone, that water can loosen tiles or damage the wall, and then you are looking at retiling. Dealing with it now keeps it small. In an older home around Charlestown, damp from a failed joint can get into timber and plaster.
Doing several joints on one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear quote for the lot.

What else we do in Charlestown
What happens on the day
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a few hours for a shower enclosure, longer for a whole room, including the tidy-up. Outside jobs in Charlestown need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.
- Every tile area is checked for hollow or loose tiles first.
- The old grout is removed to an even depth.
- We vacuum the joints so the new grout bonds.
- New grout is pressed into the joints and the tiles are cleaned.
- Silicone goes into the corners and along the edges.
Getting ready for the visit
- Mention any parking rules near the property
- Mention if the joints have been sealed before
- Let us know about stairs, lifts or work at height

Advice
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Look at the sealant in the corners now and then
- Use a soft brush rather than a wire one
- Use gentle cleaners on grout
- Rinse soap off the tiles after each shower
If a tile starts to feel loose, get it looked at early. A loose tile cracks the grout around it and lets water in.
Leaving failed grout can mean tiles come loose. By then, new grout alone is not enough so early action pays.
