New build mastic in Charlestown, done properly
We never seal over a failed new-build bead. New silicone won’t bond to old silicone, so it all comes out before we clean, dry and reseal. If you’re dealing with worktop and upstand sealant coming away and skirting joints opening in the first winter, we can help.
Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
All our work is covered by a one-year guarantee, wherever you are in Aberdeen.

How to look after the new joints
Simple care keeps the joints in good condition. We recommend:
- Avoid scourers and strong chemicals on sealant
- Photograph failed sealant before it’s redone
- Check bath and shower seals every few months as the house settles
- Open a window or run the fan after bathing
Photograph failed sealant before it’s redone and keep the builder’s replies. It’s useful if you need to raise other issues later.
Lifting sealant traps moisture and mould behind it. Resealing before mould gets in keeps the job straightforward.

What affects the quote in Charlestown
Jobs vary more than people expect. What affects the quote:
- How easy the joints are to reach
- The old material and how stubborn it is
- How many rooms, windows or areas are involved
- The amount of work
What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and agree the price before starting.
Asking for a quote
To make quoting easier, please include:
- Any previous sealing or DIY work
- Where the property is
- Photos by email, if that’s easy
- The problem you’ve noticed
If you are in Charlestown and need new build mastic, email us at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and you will get a clear quote before we start.
When it is not the sealant
It helps to know what we can’t do:
- A tray or bath that isn’t properly supported, until it’s fixed
- Leaking fittings rather than failed sealant
- Structural cracks in walls or ceilings
If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

What we do, step by step
When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes anything from a few hours to several days, depending on the number of plots. Around Charlestown, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- First we work through your snagging list or plot schedule with you.
- We cut out every bit of the failed or messy sealant.
- Each joint is cleaned of dust and grit, then primed if required.
- A sealant chosen for each area goes in and is tooled smooth.
- Each area is checked and left with its cure time.
Getting ready for the visit
- Mention if the joints have been sealed before
- Tell us about access, such as stairs, a lift or high-level joints
- Where the joints are inside, avoid wetting them before we arrive

Advice
Common questions in Charlestown
Do you work for landlords with property near Portlethen station?
Yes. We work for letting agents and landlords as well as householders. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.
Is Charlestown within the area you cover?
Yes, Charlestown is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Does someone need to be in?
That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
Is there any odour?
It depends on the product. Some products have a noticeable smell, others very little.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.
Do you work for developers?
Yes. Second-fix sealing in bathrooms, kitchens, frames and floors is part of what we do. Good preparation keeps snagging to a minimum.
Can you reseal over the builder’s sealant?
No. Sealing over old sealant looks fine for a few weeks, then lifts. All the old sealant comes out before any work starts.
How long does new build mastic take?
That depends on the amount of work, but as a guide it takes a few hours for most snagging lists, longer for a run of plots. We will give you a better idea when we quote.
Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
What we’re called out for in Charlestown
The first winter with the heating on dries a new home quickly. Gaps open along skirting, frames and worktops and cracks appear in the sealant.
It’s worth asking for a quote if you see:
- Cracks appearing as a new home settles
- Sealant work across a run of new homes
- Leaking shower tray seals in a new home
- Messy sealant that spoils new finishes
Around Charlestown, as everywhere, new build mastic is only as good as the preparation behind it.

For new homes near Portlethen station, it’s worth checking the sealant early, while snags are still fresh.

What happens if it’s left?
Resealing everything on a snagging list in one visit is normally simpler than chasing joints one at a time. It’s one visit, one quote and one set of cure times to plan around. Around Charlestown, water from a failed joint in an older stone home can soak into timber and plaster.
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.
