Bathroom resealing in Burley, done properly

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. Typical jobs include shrunken sealant along the back of a worktop and black mould in the silicone that won’t clean off, across shower trays & enclosures, basins & vanity units and kitchen worktops & upstands.

Around Burley, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.

We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

How it works

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes a couple of hours for a single bath or shower, including the tidy-up. For a village or hamlet like Burley, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, usually around 24 hours.

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Run the extractor fan during and after every shower
  • Wait for the cure time we give you
  • Never pick at the silicone with a blade
  • Use gentle cleaners on the silicone

Don’t stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use keeps water from sitting on the joint.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

Why deal with it now?

Dealing with sealant early is a short job: it takes two to three hours for a typical bath, depending on how much old sealant there is. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Older cottages and farmhouses around Burley can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and agree the price before starting.

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • A tray that rocks until it’s re-bedded
  • A cracked shower tray or bath (that needs repair or replacement)
  • Water getting in through the grout rather than the sealant

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly before booking.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What affects the quote in Burley

Your quote is based on your job. We look at:

  • Any working-time requirements on site
  • Whether there’s mould to deal with
  • Whether old sealant or filler has to be cut out
  • The number of rooms or windows

Doing several joints on one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear quote for the lot.

Helping us quote

To make quoting easier, please include:

  • A few pictures by email, if you can
  • How we’d reach the joints
  • How many joints, rooms or windows are involved
  • Where the job is, and your postcode

When to call us in Burley

Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, opening a hairline gap that lets water and crumbs in. Hot pans and harsh cleaners don’t help.

The most common problems we see are:

  • Water getting behind the kitchen upstand
  • Failed sealant on the screen profile
  • Gaps where the bath or tray has moved
  • A messy, uneven bead from a previous reseal

If you live in an older home near Church of St John the Baptist, older homes can move a little, which is hard on rigid grout and tired sealant.

Burley questions

Yes. Our work covers London and the South East, and Burley is part of that. You can phone 0345 464 0079 or drop us an email and let us know what needs doing, and we’ll give you a clear price.

Do you work for landlords with property near Sway station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can ring 0345 464 0079 or email us with the details for a clear quote.

Can I choose the colour of the sealant?

White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.

What do you put in the joint?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Can you just seal over the old silicone?

No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.

Can you get rid of the black mould in my sealant?

Yes, by replacing the sealant. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.

Do you have insurance?

Yes. Mr Mastic is fully insured.
