Bathroom resealing in Benington

Should I try it myself first?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator.

What bathroom resealing looks like in Benington

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

Rented homes near Watton-At-Stone station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. For an older house near a landmark such as Parish Church of St Peter, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Different surfaces, different methods

Baths

Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Loading the bath with water before sealing allows for it.

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

We also work for property managers and facilities teams. Several sites can be quoted together.

Keeping the joints in good condition

Looking after new joints is easy:

  • Run the extractor fan during and after every shower
  • Clean with a mild bathroom cleaner and a soft cloth
  • Dry the bead with a towel now and then
  • Wipe up water along the back of the worktop

Don’t stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

Quotes for bathroom resealing in Benington

The price is agreed before any work begins. It takes into account:

  • The product the joint needs
  • Working hours on commercial sites
  • How many areas need sealing
  • How much old sealant there is and how hard it is to remove

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • The rough size of the job
  • Where the job is, and your postcode
  • Whether it’s a home or a business
  • How we’d reach the joints

To get a quote, phone 0345 464 0079 or email us and tell us where the job is and what the problem looks like. We will give you a clear price before any work starts.

Honest limits

In fairness, there are a few things sealant will not fix:

  • A cracked shower tray or bath (that needs repair or replacement)
  • A bath or tray that moves because it isn’t properly supported
  • Water coming from the plumbing rather than the joint

If in doubt, ring 0345 464 0079 or send us an email and we will say what we think before booking.

Joints and surfaces we work on

How the visit works

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. For a village or hamlet like Benington, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Before we arrive

  • Try not to wet indoor joints just before the visit
  • Mention if the joints have been sealed before
  • Tell us about any water getting in
