Window mastic in Benington

There are two joints on most windows. Outside, the mastic keeps rain out; the internal joint closes the gap to the plaster and stops draughts. We seal one or both, depending on what’s needed. Common call-outs are for cracked internal joints between frame and plaster and damp patches on the reveal after heavy rain, on composite doors, timber windows & doors and uPVC windows.

Mastic can only go onto a dry, clean joint, so window work in Benington is booked around the forecast. Let us know about access to all the frames, upstairs ones included.

A 12-month guarantee comes as standard, so you are not left on your own once the job is done.

FAQs for Benington

Is Benington in your area for window mastic?

Can you help a landlord with a rental near Watton-At-Stone station?

Can you match the sealant to my frames?

Yes. White, brown, anthracite grey, black and clear sealants are all available.

What should I tell you?

Just the basics: the address or postcode, what’s wrong and any access issues. Then call 0345 464 0079 or send us an email.

Will there be a smell?

There can be a smell while the sealant cures, but it fades. Ventilation helps.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Where do you work from?

We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Are you fully insured?

Yes. We’re fully insured, and we’ve been doing sealant work for more than 20 years.

Landlord and commercial work in Benington

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

How it works

We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours for a few frames, or a day or more for a whole house. Somewhere like Benington needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

Benington homes and the weather

Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Historic houses like Aston Bury (about 2 miles south-west) are a reminder that the area around Benington has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

For landlords with property near Watton-At-Stone station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. Schools such as Benington Church of England Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

Honest limits

Sealant is not the answer to every problem, and we will tell you before work begins. It won’t solve:

  • A failed sealed unit that has misted up
  • Soft or decayed wood in the frame
  • A sash or casement that won’t close properly

If you’re not sure, just ring 0345 464 0079 or send us an email and we will give you a straight answer before you book.

Surfaces we seal

  • Composite doors
  • Patio & French doors
  • Window sills
  • uPVC windows
  • Timber windows & doors
  • Aluminium frames

Common problems we fix in Benington

Joint shape matters as much as the product. A skim of sealant over a wide gap soon tears, while a joint packed solid can’t stretch. Backing rod sets the right depth.

Keep an eye out for these signs:

  • Cracked sealant at the sill ends
  • Mastic that’s falling out in pieces
  • Mastic that has split away from the wall
  • Water coming in at the bottom corners of a door

For an older house near a landmark such as Parish Church of St Peter, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

10 questions to ask before you book

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Clear any debris from frame drain holes
  • Wipe condensation off the frames
  • Keep jet washers away from the mastic
  • Keep paint off silicone joints

Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.

A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

How the job changes by surface

Aluminium frames

Aluminium moves with heat, and the frames are often slimmer than uPVC. A tidy bead in anthracite grey, black or a matching colour suits the frame.

Timber windows & doors

Where timber has rotted at the joint, it needs repairing first. If we find rot, we’ll tell you before going ahead, as that’s a job for a joiner.
