Window mastic in Wivenhoe Quay

Window mastic in Wivenhoe Quay, done properly

Homes in Wivenhoe Quay have every kind of window: uPVC, aluminium, timber and composite, along with patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. We are often asked to deal with leaking joints at the ends of sills and damp patches on the reveal after heavy rain, on uPVC windows, patio & French doors and aluminium frames.

Many houses in smaller places like Wivenhoe Quay have conservatories, garden rooms or patio doors. Their glazing joints and frame seals are as much a part of the job as the windows.

There’s a 12-month guarantee on every job, whatever its size.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Paint up to the joint, not over it
  • Check the mastic once a year
  • Keep jet washers away from the mastic
  • Clear any debris from frame drain holes

Try not to touch the new joint while it cures, for as long as we advise. Keep jet washers away from the frames.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.

Do you need window mastic in Wivenhoe Quay?

Mastic ages in the weather. Sunlight dries the surface out, until it loses its stretch and starts to crack.

Look out for any of the following:

  • Rushed sealant from a window installation
  • Cracked or shrunken mastic around the frame
  • Old mastic that has gone black or come away
  • White mastic on grey or black frames

For an older house near a landmark such as The Church of St Mary, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Questions to ask before booking

  • Whether all the old sealant comes out first
  • Whether you can choose the colour
  • How hidden problems are handled
  • What preparation is included

Wivenhoe Quay questions

Is Wivenhoe Quay within the area you cover?

Yes. Wivenhoe Quay is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Does the coastal weather in Wivenhoe Quay affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Can you seal over the old sealant?

No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Do you hold any approvals?

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Where do you work from?

We’re a Crawley-based firm. We work across South East England, London and Scotland.

Can resealing stop a draught around my window?

Yes, where the draught is at the frame edge. We find where the air is coming from before we reseal.

Do you work for hotels and businesses?

Yes. We’ve worked for hotels, offices and other businesses.

When is the sealant fully cured?

Different products cure at different speeds, so please follow the time we give you when we finish.

What affects the cost of window mastic

The quote reflects the job in front of us. We take into account:

  • The type of sealant required
  • The size of the job
  • The number of rooms or windows
  • Whether old sealant or filler has to be cut out

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we will explain what it covers.

What we need to know

When you contact us, these details help:

  • How many joints, rooms or windows are involved
  • Any previous sealing or DIY work
  • If it’s domestic, commercial or a hotel
  • How we’d reach the joints

Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we will explain what’s involved.

Wivenhoe Quay homes and the weather

Wivenhoe Quay is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For site and facilities teams at buildings such as Millfields Primary School, the mastic around its windows and doors needs looking after like any other building’s. Rented homes near Wivenhoe station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

Wivenhoe Quay is about 3 miles south-east of Colchester, in Essex. Whether you are in the middle of Wivenhoe Quay or further out, window mastic is available for homes and businesses alike. Wivenhoe Quay is one of 644 towns and villages in Essex we cover. There’s also a page for Chelmsford, roughly 22 miles from Wivenhoe Quay.

Work in CO7 and CO5 works the same way as everywhere else we cover. Local streets include Rose Lane, Park Road and Ferry Road. Neighbouring places we cover for window mastic include Wivenhoe (1 mile north), Rowhedge (1 mile west), East Donyland (1 mile south-west), Wivenhoe Cross (1 mile north) and High Park Corner (1 mile south). We also work in nearby towns such as Colchester (3 miles north-west), Clacton-on-Sea (9 miles south-east), Maldon (15 miles south-west), Witham (14 miles west), Harwich (14 miles east) and Camulodunum (4 miles north-west).

Around Wivenhoe Quay

Well-known places in the area include Wivenhoe Chapel Museum (under half a mile north-east) and Colchester Castle (3.4 miles north-west). For a walk, there’s Cockaynes Wood.

Why deal with it now?

Running fresh sealant over the old joint is tempting, but it won’t grip old, dirty sealant. It soon lifts and the leak carries on behind it. The old mastic has to come out. Homes in smaller places like Wivenhoe Quay can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Doing several joints on one visit generally makes better use of the time than several visits. You’ll get one clear quote for the whole job.

What we can’t put right

In fairness, there are a few things sealant will not fix:

  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Draughts through the window seals rather than the frame
  • Broken hinges, locks or handles

If in doubt, phone 0345 464 0079 or send us an email and we will say what we think before booking.

Joints and surfaces we work on

  • Patio & French doors
  • Window sills
  • Timber windows & doors
  • uPVC windows
  • Composite doors
  • Aluminium frames

What the job involves on each surface

Composite doors

Composite doors are normally hung in an uPVC-type frame, so its perimeter joint is sealed much like a window. We match the colour to the frame.

Patio & French doors

Door frames take knocks and movement every time the doors are used. The sealant must cope with it without cracking.

What happens on the day

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take most of a day for a typical house, less for a few frames. For a job in Wivenhoe Quay, we agree the time, the access and parking before the day. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Getting ready for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Move anything stored near the joints
  • Mention any parking rules near the property
