Window mastic in Rowhedge
Whether it’s one leaking patio door or every frame on the house, you’ll get a clear quote before work begins. To get one, phone 0345 464 0079 or drop us an email with the number of frames and any access details for window mastic in Rowhedge. We work on uPVC windows, aluminium frames and window sills, and the jobs we see most are mastic that’s falling out in pieces and cracked or shrunken mastic around the frame.
In smaller places like Rowhedge, homes range from older cottages to newer houses, with windows to match: timber, uPVC and aluminium. The right sealant depends on the frame and on what it sits in.

How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Keep paint off silicone joints
- Look round the frames every year or so
- Make sure the drainage slots are not blocked
- Wash the frames with mild soapy water
Timber frames need their paint kept up, since wood that gets wet swells and shrinks more. Keep paint off the silicone itself.
Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. A new joint closes it up.
The process
There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The job generally takes most of a day for a typical house, less for a few frames. A visit to Rowhedge is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- First, we go round the frames with you and agree the list.
- We remove the old mastic and clean the frame edge and wall.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- We tool each bead neatly and check every joint is closed.
Before we arrive
- Keep pets and children clear of the area while we work
- Mention any tricky access
- Tell us about any previous sealing or DIY attempts
How to get a quote

What we can’t put right
New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:
- Draughts through the window seals rather than the frame
- Rotten timber, which needs a joiner first
- Damp problems in the wall away from the window
If in doubt, call 0345 464 0079 or drop us an email and we will say what we think.
Surfaces we seal
- Timber windows & doors
- Composite doors
- uPVC windows
- Patio & French doors
- Aluminium frames
- Window sills
Should I try it myself first?
A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Your questions about window mastic in Rowhedge
Do you work for landlords with property near Wivenhoe station?
Yes, rental work is part of what we do. Just phone 0345 464 0079 or email us and tell us about the property, and we will give you a clear quote.
Is window mastic in a coastal place like Rowhedge any different?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
Where are you based?
Mr Mastic is based in Crawley. Our applicators cover Rowhedge, along with the rest of our area.
Can you reach windows above the ground floor?
Usually, yes. We plan safe access before the job, so mention the height and anything in the way.
Can you work on commercial sites?
Yes. Larger jobs can be planned room by room or area by area.
Can new sealant go over the old?
No, it will not last. It may look fine at first, but the new bead soon lifts. The old sealant has to come out completely.
Do you have insurance?
Yes. We are fully insured, and we can confirm the details when we quote.
Will it make a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.

Frames and glazing around Rowhedge
Rowhedge is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
Schools such as St Lawrence Church of England Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. Homes close to Church of St Lawrence include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame. If you let a flat or house near Wivenhoe station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

What affects the cost of window mastic
Jobs vary more than people expect. The main factors:
- Whether the work is at height
- Any mould that needs treating
- The number of rooms or windows
- Which sealant suits the joint
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Helping us quote
To make quoting easier, please include:
- How many joints, rooms or windows are involved
- Pictures of the joints, sent by email
- If someone has resealed it before
- Access, such as stairs, a lift or height
For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we’ll talk you through the work and give you a clear price.
Leave it or put it right?
Not every sealant suits a window. Decorators’ caulk and bathroom silicone aren’t designed for outside joints that move. A low-modulus exterior sealant keeps its stretch through hot and cold weather. Around Rowhedge, water from a failed joint in an older home can soak into timber and plaster, and that is a much bigger job than renewing the sealant.
We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please phone 0345 464 0079 or drop us an email and we will talk you through it.
