Window mastic for homes and businesses in Warner Estate
A cold draught around a closed window often comes from the frame edge. Resealing that joint can make a room feel noticeably less draughty and quietens the whistle on windy days. Where the air is getting in through the window itself, we will say so. We’re often asked to deal with cracked internal joints between frame and plaster and hard, cracked sealant around windows, across timber windows & doors, window sills and composite doors.
London has a lot of flats and conversions, where windows are often on upper floors. In a converted house or block, the lease generally says who is responsible for the windows, so it’s worth checking before booking.
There’s a 12-month guarantee on every job, whatever its size.

Warner Estate: your questions answered
Is parking an issue for window mastic in Warner Estate?
Parking in Warner Estate, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.
I let a flat near Walthamstow Central station. Can you help?
Yes, rental work is part of what we do. Just call 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear quote.
How long should I leave it?
Different products cure at different speeds, so follow the cure time we give you when we finish.
Can you seal the gap between the frame and the plaster indoors?
Yes. Plenty of draughts come through the inside joint as well as the outside, so it can be worth sealing both.
Can I paint over the new sealant?
Not if it’s silicone. Tell us your decorating plans and we’ll pick a sealant to suit.
Do you have insurance?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
Will you leave a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
How many windows can you do in a day?
Allow a few hours for a few frames, or a day or more for a whole house. Access and the amount of old mastic make the biggest difference.
Common problems we fix in Warner Estate
Joint shape matters as much as the product. A thin smear across a wide gap has nothing to it, while a joint packed solid can’t stretch. That’s what backing rod is for.
Keep an eye out for these signs:
- Rushed sealant from a window installation
- Gaps where the sill meets the wall
- Mastic that has split away from the wall
- Mastic that’s falling out in pieces
For an older house near a landmark such as St John's, the joint between an old wall and a newer frame is generally the first place rain gets in.

How we quote for window mastic
There’s no set price list, because jobs vary so much. The quote depends on:
- How many areas need sealing
- Which sealant suits the joint
- Any working-time requirements on site
- How much old sealant there is and how hard it is to remove
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
Helping us quote
You do not need to know the technical terms. It helps if you can tell us:
- Whether it’s a home or a business
- How many joints, rooms or windows are involved
- Any previous sealing or DIY work
- Access, such as stairs, a lift or height
For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we’ll explain what’s involved and give you a clear quote.
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
How to look after the new joints
So the new joints stay in good condition:
- Don’t use solvent cleaners on the joint
- Wipe condensation off the frames
- Make sure the drainage slots are not blocked
- Clean frames with a soft cloth and soapy water
Have a look at the joints once a year, ideally after winter. Cracks and lifting edges are easy to spot early.
Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.

Leave it or put it right?
Redecorating is a good moment to renew the mastic. Fresh joints finish the job neatly, and it’s easier while the walls are being worked on anyway. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and by the time it shows on a wall or ceiling in Warner Estate, the repair is bigger than the sealant job would have been.
The cost reflects the work involved, not guesswork. That is why we ask a few questions first and give you a clear quote before we start.

Windows and doors in Warner Estate
London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Bruce Castle (about 2.2 miles west) nearby, there’s older building stock in the area around Warner Estate as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.
For site and facilities teams at buildings such as The Winns Primary School, larger buildings have plenty of frames, and the mastic around each one ages. Letting a property close to Walthamstow Central station? Then renewing tired window mastic between tenants heads off draught and damp complaints.

What the job involves on each surface
Composite doors
Draughts round the door leaf generally come from worn seals or adjustment, not the mastic. We will tell you if that is what we find.
Patio & French doors
Door frames take knocks and movement every time the doors are used. A flexible sealant copes with that.
How it works
Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a morning for a couple of windows and a door. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.
- First we look at every frame and agree the list.
- We remove the old mastic and clean the frame and the wall.
- Deep gaps are filled with backing rod to set the depth.
- We apply a weatherproof sealant to match the frame and tool it neatly.
- Every joint is checked before we leave.
