Trusted window mastic in Tomatin

Window mastic for homes and businesses in Tomatin

A cold draught around a closed window often comes from the frame edge. A new joint stops the air getting through. If the draught is through the window seals instead, we will tell you. We work on composite doors, uPVC windows and patio & French doors, and people most often call us about cracked sealant at the sill ends and white mastic on grey or black frames.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

You’re covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Do you need window mastic in Tomatin?

Every frame moves through the day. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the brick or render around it hardly moves. A sealant that cannot keep up eventually tears.

Signs it’s time to call us include:

  • Cracked internal joints between frame and plaster
  • Rain getting in at the frame or under the sill
  • Gaps left after new windows were fitted
  • Hard, cracked sealant around windows

Around Tomatin, as everywhere, window mastic is only as good as the preparation behind it.

Frames and glazing around Tomatin

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

Whether the job is in Tomatin itself or nearby, the right material for each joint matters as much as a neat finish.

Your questions about window mastic in Tomatin

Do you cover Tomatin for window mastic?

Yes, Tomatin is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

What guarantee comes with window mastic in Tomatin?

All our work, in Tomatin and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

How long should I leave it?

Different products cure at different speeds, so please follow the time we give you when we finish.

How much does window mastic cost in Tomatin?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

How long will my window job take?

A few frames take a few hours. We confirm the timing with your quote.

Can you seal over the old sealant?

No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Can I add another job to the visit?

Yes. Just list everything you need and you will get one quote.

Can you do upstairs windows?

Usually, yes. We plan safe access before the job, so mention the height and anything in the way.

Leave it or put it right?

A cracked joint around a frame lets rain into the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. A reseal is a much smaller job. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

How we quote for window mastic

Jobs vary more than people expect. What affects the quote:

  • How many rooms, windows or areas are involved
  • When we can work, for business premises
  • Whether there’s mould to deal with
  • Which sealant suits the joint

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

Helping us quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • The type of property
  • Where the job is, and your postcode
  • If someone has resealed it before
  • A few pictures by email, if you can

We don’t publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.

What happens on the day

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes most of a day for a typical house, less for a few frames, and the area is left clean. Around Tomatin, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Plan for the work area to be out of bounds to pets and children
  • Tell us about any water getting in

Getting a quote

Getting a quote is simple: let us know the job and the location and its rough size. A few photos by email make the job easier to understand, and we’ll take it from there.

Advice

Looking after it afterwards

After the cure time, these simple habits help:

  • Check the mastic once a year
  • Don’t use solvent cleaners on the joint
  • Repaint timber before it’s bare
  • Don’t aim a pressure washer at the joints

Try not to touch the new joint while it cures, for as long as we advise. Don’t point a pressure washer at the joints.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.

Surface by surface

Patio & French doors

Heavy door frames can move more than windows. The sealant must cope with it, where a rigid one would crack.

uPVC windows

The frame is cleaned with a product that will not harm the plastic, then the sealant goes in between frame and wall and tooled smooth.

When it is not the sealant

We will not take on work that will not last, so these are the limits:

  • Faulty window hardware
  • Soft or decayed wood in the frame
  • Worn gaskets, brush seals or a door that has dropped

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.
