Window mastic in Streat

About our window mastic in Streat

Colour matters on a frame. We can seal in white, brown, anthracite grey, black or clear, so the bead blends with the window rather than framing it. Typical jobs include cracked or shrunken mastic around the frame and a bead that doesn’t match the frame, across timber windows & doors, patio & French doors and aluminium frames.

Somewhere as small as Streat, older homes often have timber frames set in stone or brickwork. Older buildings like these do not always suit modern silicone, so the sealant has to be chosen to suit the building.

All our work comes with a 12-month guarantee, wherever you are in West Sussex.

When something else is needed

It helps to know what we cannot do too:

  • A door that needs adjusting, rehanging or new seals
  • A sash or casement that won’t close properly
  • Misting between the panes of a double-glazed unit (that needs a new unit)

Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly.

Joints and surfaces we work on

  • Window sills
  • Patio & French doors
  • Timber windows & doors
  • Composite doors
  • Aluminium frames
  • uPVC windows

The process

We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. Most jobs take anything from an hour or two to a full day, depending on how many frames there are. Somewhere as small as Streat, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by checking each window and door with you.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. Finally we tidy up and check each joint.

Windows and doors in Streat

Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

In the older streets around Streat Church, the joint between an old wall and a newer frame is usually the first place rain gets in. For site and facilities teams at buildings such as Plumpton Primary School, the mastic around its windows and doors needs looking after like any other building’s.

Streat is about 3 miles south-east of Burgess Hill, in West Sussex. From the centre of Streat to the outskirts, window mastic is available for homes and businesses alike. Streat is one of 371 places in West Sussex where we work for window mastic. You can also see our page for Brighton, about 6 miles away.

Work for landlords, hotels and businesses

Housing providers, facilities teams and property managers book us too. Several sites can go on one quote.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll quote.

Surface by surface

Composite doors

An exposed front door gets wind-driven rain. We pay most attention there.

Aluminium frames

Bi-fold and sliding aluminium doors have long frame joints, and the threshold joint takes a lot of water. Each is cleaned, backed where deep and resealed.

FAQs for Streat

Can you do window mastic in Streat?

Yes, Streat is within the area we cover. We work across London and the South East. You can call 0345 464 0079 or drop us an email and tell us what needs doing.

Do you work for landlords with property near Plumpton station?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or send us an email and tell us about the property, and we’ll send you a clear quote.

Do the sealants smell?

It depends on the product. Some products have a noticeable smell, others very little.

Can new window sealant be painted?

It depends on the sealant. Some hybrid sealants can be painted; silicone cannot. Tell us if you are decorating and we’ll choose accordingly.

Do you work on first-floor windows?

Yes, as long as they can be reached safely. Let us know about access when you ask for a quote so we can plan the job.

Can you quote for more than one area?

Yes. Just list everything you need and we’ll quote it together.

How long should I leave it?

Different products cure at different speeds, so follow the cure time we give you.

What do you put in the joint?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

What happens if it’s left?

A quick bead over the top of old mastic looks like an easy fix, but it will not grip old, dirty sealant. It peels before long, and water still gets in behind. The old mastic has to come out. Where a wall is exposed, as many are in small places like Streat, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Combining jobs into one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. We’ll give you a clear price for the lot.

Why us?

  • White, clear, grey or another colour, product permitting
  • Old sealant always removed completely
  • We are fully insured
  • Tidy, careful work

Do you need window mastic in Streat?

Joints that are too thin or too deep fail early. A thin smear across a wide gap has nothing to it, while a joint packed solid can’t stretch. Backing rod sets the right depth.

Look out for these signs:

  • Untidy mastic left by window fitters
  • Cracked or shrunken mastic around the frame
  • Whistling draughts around closed windows
  • A bead that does not match the frame

For landlords with property near Plumpton station, renewing tired window mastic between tenants heads off draught and damp complaints.
