Window mastic in Stocker's Head, done properly

Colour matters on a frame. We can seal in white, brown, anthracite grey, black or clear, so the line suits the frame instead of standing out. We work on patio & French doors, timber windows & doors and window sills, and people most often call us about damp patches on the reveal after heavy rain and white mastic on grey or black frames.

Somewhere as small as Stocker's Head, older homes often have timber frames set in stone or brickwork. Older buildings like these do not always suit modern silicone, and sometimes a traditional sand mastic is the better choice.

All our work is covered by a one-year guarantee, wherever you are in Kent.

Can I do it myself?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

A DIY attempt does not rule out a professional job. We cut it out and start again.

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Look round the frames every year or so
  • Air rooms to keep condensation down around windows
  • Keep paint and stain on wooden frames in good order
  • Use gentle cleaners on frames and sealant

On timber frames, keep the paintwork in good order, since wood that gets wet swells and shrinks more. Keep paint off the silicone itself.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.

Stocker's Head: your questions answered

I let a flat near Charing station. Can you help?

Yes, landlords and agents are among the people we work for. You can call 0345 464 0079 or send us an email with the details for a clear quote.

Is Stocker's Head within the area you cover?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

What information do you need?

A short description and the location. We’ll ask anything else we need to know.

Can I paint over the new sealant?

That depends on the product. Silicone is not paintable, but some hybrid sealants are. Tell us if you’re decorating and we’ll choose accordingly.

Do you seal inside as well as outside?

Yes. Indoors, we seal between the frame and the plaster or reveal.

Is it OK to seal over old sealant?

No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

Will the old sealant be removed?

Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

How long will my window job take?

It depends on access, the old mastic and the size of the frames. We will tell you how long your job needs when we quote.

Window mastic in Stocker's Head: local notes

Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Historic houses like Belmont House and Gardens (about 3.9 miles north) are a reminder that the area around Stocker's Head has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

If you look after a building such as Charing Church of England Primary School, its window and door frames need their mastic kept sound, just like a home’s. For landlords with property near Charing station, renewing tired window mastic between tenants heads off draught and damp complaints.

What we can’t put right

In fairness, there are a few things sealant won’t fix:

  • Worn gaskets, brush seals or a door that has dropped
  • A sash or casement that won’t close properly
  • Rotten timber, which needs a joiner first

If you’re not sure, just phone 0345 464 0079 or send us an email and we will give you a straight answer before you book.

  • Aluminium frames

Do you need window mastic in Stocker's Head?

On timber frames, paint and putty build up around the joint. Old mastic gets painted over and cracks under the paint, and timber moves with moisture as well as temperature.

The most common problems we see are:

  • Cold air getting in at the frame edge
  • Mastic that has split away from the wall
  • Gaps where the sill meets the wall
  • Gaps left after new windows were fitted

Homes close to Church of St Peter and St Paul include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.

  • Which sealant they’ll use, and why

Our hiring checklist

What happens on the day

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes anything from an hour or two to a full day, depending on how many frames there are and we leave things clean and tidy. In a small place like Stocker's Head, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

What affects the cost of window mastic

Jobs vary more than people expect. What affects the quote:

  • The old material and how stubborn it is
  • Whether the work is at height
  • The type of sealant required
  • Whether there’s mould to deal with

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Helping us quote

There’s no need for technical detail. It helps if you can tell us:

  • Whether it’s a home or a business
  • How we’d reach the joints
  • The problem you’ve noticed
  • Where the property is

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.
