Window mastic for homes and businesses in The Valley

If you can feel air around a shut window, the gap is often at the frame. Resealing that joint can make a room feel noticeably less draughty. Where the air is getting in through the window itself, we’ll say so. We work on patio & French doors, timber windows & doors and uPVC windows, and the jobs we see most are cold air getting in at the frame edge and gaps where the sill meets the wall.

Mastic can only go onto a dry, clean joint, so window work in The Valley is booked around the forecast. Let us know about access to all the frames, upstairs ones included.

Big or small, you get the same 12-month guarantee.

Frames and glazing around The Valley

Historic houses like Belmont House and Gardens (about 2.1 miles north-east) are a reminder that the area around The Valley has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Letting a property close to Charing station? Then renewing tired window mastic between tenants heads off draught and damp complaints.

How it works

There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the job takes anything from an hour or two to a full day, depending on how many frames there are in most cases. Somewhere like The Valley needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

How to prepare

  • Tell us about access, such as stairs, a lift or high-level joints
  • For business premises, tell us about site rules or sign-in

Advice

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Keep jet washers away from the mastic
  • Use gentle cleaners on frames and sealant
  • Paint up to the joint, not over it
  • Repaint timber before it’s bare

Try not to touch the new joint while it cures, for as long as we advise. Don’t point a pressure washer at the joints.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.

Signs you need window mastic in The Valley

Water runs down the glass onto the sill, and the ends of the sill, where it meets the wall, are where it gets in. When that sealant fails, water gets into the wall or under the frame.

The problems people usually mention when they call include:

  • Rain getting in at the frame or under the sill
  • Rushed sealant from a window installation
  • Gaps between the frame and the inside reveal
  • Whistling draughts around closed windows

Homes close to Church of St Lawrence include some older properties, and the joint between an old wall and a newer frame is usually the first place rain gets in.

What to look for in a quote

  • Who does the work, and how experienced they are
  • The length of the guarantee
  • Are they insured?
  • How the joint is cleaned and prepared

  • Condensation trapped between the panes

If in doubt, phone 0345 464 0079 or drop us an email and we will say what we think before you book.

What affects the quote in The Valley

The price is agreed before any work begins. It’s based on:

  • How easy the joints are to reach
  • Which sealant suits the joint
  • The number and length of the joints
  • Whether there’s mould to deal with

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

Asking for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Roughly how big the job is
  • Photos by email, if that’s easy
  • How we’d reach the joints
  • What’s wrong with the joints now

We do not publish a price list, as no two jobs are quite the same. Instead, we give you a clear price for your job. To get started, phone 0345 464 0079 or drop us an email.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

What happens if it’s left?

Resealing frames is a short job: it takes a few hours for a handful of frames, longer for a whole house. Leave it until water is coming in and you may need plastering and decorating as well. Around The Valley, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first.
