Trusted gutter sealing in The Valley

Gutter sealing in The Valley

For gutter sealant to hold, the joint has to be clean and dry. So the old sealant and grime come out first and the joint is dried before the new sealant goes in. We’re often asked to deal with dripping gutter ends and earlier gutter repairs that have peeled off, on roofline trims, uPVC fascias and soffit joints.

External sealant needs dry, clean surfaces, so work around The Valley is planned for dry weather. Let us know about access to every wall, plus any garages or outbuildings.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Honest limits

We will not take on work that will not last, so here’s what sealant can’t put right:

  • Problems with the roof covering
  • Boards that have decayed or split
  • Water backing up from a blocked pipe

If you’re not sure, just phone 0345 464 0079 or drop us an email and we will give you a straight answer before you book.

How we quote for gutter sealing

We don’t publish a price list, because jobs vary so much. The quote depends on:

  • The size of the job
  • The type of sealant required
  • Whether old sealant or filler has to be cut out
  • When we can work, for business premises

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

What to tell us for a quote

To make quoting easier, please include:

  • What’s wrong with the joints now
  • Access, such as stairs, a lift or height
  • Pictures of the joints, sent by email
  • If it’s domestic, commercial or a hotel

Every job is quoted individually. Simply ring 0345 464 0079 or drop us an email and describe the job.

What we do, step by step

You don’t need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the job takes a few hours, depending on the number of joints and the access for a typical job. In a small place like The Valley, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We look at the gutters, fascias and trims and agree the joints to seal.
  2. We clean out each joint.
  3. We make sure everything is dry.
  4. The sealant is applied and finished.
  5. The joints are checked once sealed.

Getting ready for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Keep pets and children clear of the area while we work
  • Mention if the joints have been sealed before

Advice

Common questions in The Valley

Do you work for landlords with property near Charing station?

Yes, landlords and agents are among the people we work for. You can phone 0345 464 0079 or drop us an email with the details for a clear quote.

Will you come out to The Valley?

Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

Do you install new fascias or gutters?

No. We seal joints; replacing gutters and fascias needs a gutter or roofline installer.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done.

Do you have insurance?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

Will sealant fix a dripping gutter joint?

Often, yes. Cleaning, drying and resealing the joint usually works. If the section is split or warped, it needs replacing.

What does gutter sealing cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.

Signs you need gutter sealing in The Valley

Overflowing gutters can look like leaking joints. If the downpipe is blocked, water has nowhere to go, which is why we look before we seal.

These are the problems we are asked about most:

  • Damp patches inside below a leaking gutter
  • Fascia boards with gaps between them
  • Old sealant on roofline trims that has split
  • Garage door frames letting rain in

Rented homes near Charing station change hands often, and a gutter joint that drips onto the wall can turn into a damp complaint, so it’s worth checking.

What to look for in a quote

  • How long the guarantee is
  • How the joint is cleaned and prepared
  • Are they insured?
  • How long to leave it before use

Trims along the roofline are often finished with sealant. Split sealant lets water in.

Walls and rooflines in The Valley

Historic houses like Belmont House and Gardens (about 2.1 miles north-east) are a reminder that the area around The Valley has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth. Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

In the older streets around Church of St Lawrence, an extension built onto an older house moves differently, and the joint between them takes the strain.
