External & façade joints in The Valley, Kent
Problem with your movement joints in The Valley? We cut out the old, prepare the joints and apply the right sealant, with a 12-month guarantee.
- Water getting into walls through failed joints
- Failed seals between different materials
- Weathered mastic that no longer stretches
What happens if it’s left?
Water gets in through a failed movement joint. Resealing early keeps the job to the joint itself, instead of the wall and finishes around it. Where a wall is exposed, as many are in small places like The Valley, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
The cost depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before we start, so you know where you stand.

How we handle external mastic in The Valley
Getting the depth right is half the job. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, so it bonds to the two sides only and can stretch. We work on concrete & block, brickwork movement joints and render & cladding joints, and common reasons people get in touch are brick movement joints where the sealant has split and weathered mastic that no longer stretches.
Outside joints can only be sealed when they’re dry, so work in The Valley is booked around the forecast. Let us know about access to every wall, plus any garages or outbuildings.
You get a 12-month guarantee, the same in The Valley as everywhere else we work.

Different surfaces, different methods
Copings and trims
Copings expand and contract through the day, so the joints need a sealant that stays flexible.
Joints between dissimilar materials
Where a frame or panel meets masonry, water often finds a way in. We cut out the old sealant and reseal with a product suited to both surfaces.
The Valley buildings and the weather
With historic houses such as Belmont House and Gardens (about 2.1 miles north-east) nearby, there’s older building stock in the area around The Valley as well as newer homes. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
If you let a flat or house near Charing station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Questions from The Valley
Can you do external mastic in The Valley?
Yes, The Valley is within the area we cover. Our work covers London and the South East. You can call 0345 464 0079 or drop us an email and tell us what needs doing.
Do you cover smaller places like The Valley?
Yes, we do. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
What information do you need?
Just the basics: the address or postcode, what’s wrong and any access issues. Then call 0345 464 0079 or email us.
Do you work at height?
Each building is different. Send us pictures and a rough idea of the height, and we will confirm what access is needed.
Are you fully insured?
Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.
Can you seal over the old sealant?
No, because it fails. The old sealant always comes out first.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator.
How long does external mastic last?
That depends on the wall, the weather and the movement. Signs to watch for are cracking, hardening and gaps at the edges, and reseal at that point.
Honest limits
Before you book, it’s worth knowing the limits:
- Walls that need new movement joints cut into them
- Rising or penetrating damp from elsewhere in the wall
- Loose or hollow render, which needs re-rendering
Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly.

What affects the cost of external mastic
Some jobs are bigger than they look, and some smaller. What affects the quote:
- Whether old sealant or filler has to be cut out
- Any mould that needs treating
- The amount of work
- Working hours on commercial sites
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are unsure, ring 0345 464 0079 or send us an email and we will give you an honest view and a quote.
What we need to know
To help us quote quickly, let us know:
- The rough size of the job
- Pictures of the joints, sent by email
- What’s wrong with the joints now
- Any access issues, like height or stairs
It all starts with a short chat. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. When it suits you, phone 0345 464 0079 or send us an email.
What we do, step by step
On the day, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before any work begins. Most jobs take anything from a few hours to several days, depending on the building. Somewhere as small as The Valley, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- First, the joints are inspected and the access agreed.
- We cut out the old mastic and rake out anything in the joint.
- The faces are brushed clean and primed where the product requires it.
- We fit closed-cell backing rod to control the depth.
- The exterior sealant is applied, tooled and checked along its length.
Preparing for the visit
- Let us know about parking restrictions
- Plan for the work area to be out of bounds to pets and children
- On commercial sites, let us know about site rules

Advice
Looking after it afterwards
Simple care keeps the joints in good condition. Our advice:
- Get split or bare joints resealed while the damage is small
- Keep movement joints as flexible joints, not mortar
- Point out the joints to other trades
- Avoid pressure-washing directly into sealant joints
Avoid pressure-washing straight into the joints. High-pressure water can lift the edges and let water in behind.
If you can see gaps, plants or bare sections in a joint, have it checked. Early work is quicker and leaves a better finish.
What we’re called out for in The Valley
Joints sealed without backing rod, or far too deep, rarely last. If the sealant sticks to the back as well as the sides, it cannot stretch and rips as the joint opens.
These are the problems we are asked about most:
- Moss and dirt in joints with no sealant left
- Failed sealant between panels on a façade
- Sealant that has lost its bond to the brick or render
- Movement joints filled with mortar instead of sealant
In the older streets around Church of St Lawrence, old and new materials meet at the roofline and walls, which is where sealant earns its keep.
Before booking anyone

- What happens if the job turns out different
- How the joint is cleaned and prepared
- Whether the sealant suits the joint
