How we handle window mastic in Springhill

The new joint doesn’t have to be white. White, brown, anthracite grey, black and clear sealants are all available, so the line suits the frame instead of standing out. We work on uPVC windows, patio & French doors and timber windows & doors, and the jobs we see most are whistling draughts around closed windows and untidy mastic left by window fitters.

Outdoor sealant needs a dry surface, so window work around Springhill is planned around the weather. Let us know about access to every frame, including any upstairs.

A 12-month guarantee comes as standard, so you are covered after we’ve gone.

Landlords, agents and businesses in Springhill

For anyone letting property in or around Springhill, jobs at different addresses can be quoted together. Send us the addresses and the work at each, and photos by email help.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

DIY sealant or a professional job?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Your questions about window mastic in Springhill

Is Springhill within the area you cover?

Yes. Springhill is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you cover Springhill for window mastic?

Yes. We work across all of Scotland, and Springhill is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

Do you work on first-floor windows?

Yes, if safe access is possible. For high or awkward windows, we’ll tell you what access is needed.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover Springhill, along with the rest of our area.

Can you get sealant to suit coloured frames?

Yes. Anthracite grey, black, brown and white cover most frames, with clear as an option.

How long does it take to reseal the windows on a house?

It depends on access, the old mastic and the size of the frames. We’ll tell you how long your job needs when we quote.

Is the work guaranteed?

Yes, with our one-year guarantee. Keeping drainage clear and checking the joints yearly helps them last.

Different surfaces, different methods

Composite doors

Front doors take the weather head on, and the top and bottom corners tend to fail first. We pay most attention there.

Timber windows & doors

On period timber windows, traditional sand mastic is sometimes the better choice. We can talk through the options.

What we do, step by step

On the day, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before work begins. Most jobs take a few hours for a few frames, or a day or more for a whole house. For a place like Springhill, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We start by checking each window and door with you.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Where gaps are deep, backing rod goes in first.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. Every joint is checked before we leave.

Before we arrive

  • Keep pets and children clear of the area while we work
  • Move anything stored near the joints
  • Let us know if you’ve seen damp or leaks

Advice

Why it’s worth doing now in Springhill

Choosing the product is half the job. Interior caulk and bathroom silicone are not made for exterior frame joints. An exterior, low-modulus sealant stays flexible in sun and frost. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Aftercare tips

To keep the joints looking good and working properly:

  • Don’t aim a pressure washer at the joints
  • Walk round the house once a year and look at the joints
  • Wash the frames with mild soapy water
  • Keep solvents and bleach off the sealant

Try not to touch the new joint while it cures, following the cure time we give you. Do not point a pressure washer at the joints.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.

When something else is needed

We won’t take on work that won’t last, so here’s what sealant cannot put right:

  • Broken hinges, locks or handles
  • Damp problems in the wall away from the window
  • A frame that has rotted at the joint

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Window mastic in Springhill: local notes

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Around Springhill, as everywhere, window mastic is only as good as the preparation behind it. Letting a property close to Shotts station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.
