Aftercare tips

A little care helps the new joints last. Our advice:

  • Use gentle cleaners on frames and sealant
  • Look round the frames every year or so
  • Don’t paint over the silicone
  • Make sure the drainage slots are not blocked

Clean the frames with mild soapy water, and avoid solvent cleaners on the sealant.

Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.

Window mastic in Queen's Park

From a single sill to a whole house of windows, you will get a clear quote before we start. To get one, ring 0345 464 0079 or send us an email with the number of frames and any access details for window mastic in Queen's Park. We are often asked to deal with leaking joints at the ends of sills and hard, cracked sealant around windows, across patio & French doors, composite doors and window sills.

London’s Victorian and Edwardian terraces were built with timber sash windows, and many still have them or their replacements. Whatever is in the opening now, the joint between frame and wall is what keeps the weather out, in Queen's Park as anywhere.

Why deal with it now?

A quick bead over the top of old mastic looks like an easy fix, but it won’t grip old, dirty sealant. It peels before long, and water still gets in behind. The old mastic has to come out. In London conversions, one flat’s bathroom is often above another flat’s ceiling, and a slow leak from a failed seal can end up in the flat below. Putting it right early is much less trouble for homes in Queen's Park.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, phone 0345 464 0079 or email us for an honest opinion and a quote.

Queen's Park homes and the weather

With historic houses such as Winfield House (about 1.7 miles east) nearby, there’s older building stock in the area around Queen's Park as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. In a converted house or block, who looks after the windows depends on the lease, so it’s worth checking before booking.

Queen's Park is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. For site and facilities teams at buildings such as St Luke's CofE Primary School, the mastic around its windows and doors needs looking after like any other building’s. In the older streets around West Kilburn Baptist Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

The process

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes anything from an hour or two to a full day, depending on how many frames there are. In a London area like Queen's Park, the main things to plan are parking and access: let us know about parking, the floor we will be working on and any lift or shared entrance.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

Getting ready for the visit

  • Mention any parking rules near the property
  • For business premises, tell us about site rules or sign-in
  • Mention if the joints have been sealed before

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Landlord and commercial work in Queen's Park

For anyone letting property in or around Queen's Park, jobs at different addresses can be quoted together. Send us the addresses and the work at each, and photos by email help.

Surface by surface

Window sills

Where a sill meets brick or render, the ends often crack first. A tight seal at each end keeps rain out of the wall.

Composite doors

Front doors take the weather head on, and the top and bottom corners tend to fail first. We pay most attention there.

Queen's Park questions

Can parking be tricky for a visit in Queen's Park?

Parking in Queen's Park, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.

Do you work for landlords with property near Queens Park (London) station?

Yes, rental work is part of what we do. Just ring 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear price.

How long will my window job take?

A handful of frames is a short visit. You will get a timescale with the quote.

Will there be a smell?

Some sealants have a smell while they cure. Opening a window helps.

Are you ARBOMaster approved?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done and we’ll quote it together.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Honest limits

It helps to know what we cannot do:

  • Soft or decayed wood in the frame
  • Draughts through the window seals rather than the frame
  • Condensation trapped between the panes

If in doubt, phone 0345 464 0079 or email us and we’ll say what we think before booking.
