How we handle window mastic in Kilburn

The mastic around a window or door seals the gap between the frame and the wall. When it cracks, hardens or pulls away, draughts and rain get in. Our applicators cut it out and replace it with a flexible, weatherproof sealant. We are often asked to deal with mastic that has split away from the wall and sealant in the wrong colour for the frame, on timber windows & doors, composite doors and patio & French doors.

London homes have every kind of window, from timber sashes in period terraces to aluminium and uPVC in newer blocks. The mastic around them dries out and cracks with age, letting in draughts and water.

Big or small, you get the same one-year guarantee in Kilburn and across Greater London.

When it is not the sealant

In fairness, some problems need a different trade:

  • Draughts through the window seals rather than the frame
  • Penetrating damp from a failed cavity tray or render
  • Soft or decayed wood in the frame

If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think before you book.

Surfaces we seal

  • Aluminium frames
  • Window sills
  • Patio & French doors
  • Composite doors
  • uPVC windows
  • Timber windows & doors

How to look after the new joints

To keep the joints looking good and working properly:

  • Air rooms to keep condensation down around windows
  • Keep drainage slots and sill grooves clear
  • Do not paint over the silicone
  • Avoid harsh chemicals near the mastic

Try not to touch the new joint while it cures, for as long as we advise. Do not point a pressure washer at the joints.

On timber windows, water behind the joint can lead to rot. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.

Surface by surface

uPVC windows

uPVC expands and contracts noticeably with temperature, so we use a flexible, low-modulus sealant. White is the usual colour, with brown, anthracite grey and black for coloured frames.

Aluminium frames

Aluminium moves with heat, and the frames are often slimmer than uPVC. A tidy bead in anthracite grey, black or a matching colour keeps the clean look.

What we are called out for in Kilburn

Mastic ages in the weather. UV light hardens the outside of the bead, and over the years it loses its give, cracks and comes away.

People usually contact us after spotting one of these:

  • Gaps between the frame and the inside reveal
  • Cold air getting in at the frame edge
  • Water coming in at the bottom corners of a door
  • Untidy mastic left by window fitters

If you let a flat or house near Queens Park (London) station, renewing tired window mastic between tenants heads off draught and damp complaints.

What your quote should include

  • Who turns up on the day
  • How long the guarantee is
  • Are they insured?
  • Whether they seal over old material or remove it

How to choose a mastic man

DIY sealant or a professional job?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Window mastic in Kilburn: local notes

Historic houses like Winfield House (about 1.7 miles east) are a reminder that the area around Kilburn has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

If you live in an older home near St Anne's and St Andrew's, the joint between an old wall and a newer frame is normally the first place rain gets in. For site and facilities teams at buildings such as Salusbury Primary School, the mastic around its windows and doors needs looking after like any other building’s.

For landlords and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

We work for landlords and agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

How the visit works

You don’t need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the work takes anything from an hour or two to a full day, depending on how many frames there are in most cases. For a job in Kilburn, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor we’re working on and whether there’s a lift.

  1. We check each frame and agree which ones need doing.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. We clear up and check every joint is fully closed.

Preparing for the visit

  • Let us know if you’ve seen damp or leaks
  • Mention any parking rules near the property
  • Let us know about earlier repairs to the joints
