DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

About our window mastic in Preston

There are two joints on most windows. Outside, the mastic keeps rain out; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. Typical jobs include leaking joints at the ends of sills and water coming in at the bottom corners of a door, on timber windows & doors, window sills and aluminium frames.

London has a lot of flats and conversions, where windows are often on upper floors. Who looks after the outside of the frames can depend on the lease, so check that first, and access in Preston is something to talk through when you book.

You get a 12-month guarantee, the same in Preston as everywhere else we work.

How the job changes by surface

Timber windows & doors

On period timber windows, traditional sand mastic is sometimes the better choice. We can talk through the options.

Window sills

The end joints of a sill tend to fail before the rest. We reseal them so rain cannot run into the wall.

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

What sealant work can’t fix

A few problems are outside what sealant work can do:

  • Damp coming through the wall itself rather than the frame joint
  • Worn gaskets, brush seals or a door that has dropped
  • Faulty window hardware

If in doubt, call 0345 464 0079 or email us and we’ll say what we think.

FAQs for Preston

Is parking an issue for window mastic in Preston?

Parking in Preston, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Do you cover Preston for window mastic?

Yes. We work across London and the South East, and Preston is part of that. Just call 0345 464 0079 or drop us an email with a few details of the job, and we will give you a clear quote.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.

Is it OK to seal over old sealant?

No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Do you guarantee window mastic?

Yes. Every job comes with our one-year guarantee, and we are ARBOMaster approved applicators.

Do you work on first-floor windows?

Usually, yes. We plan safe access before the job, so mention the height and anything in the way.

How many windows can you do in a day?

The work takes a few hours for a handful of frames, longer for a whole house. Access and the amount of old mastic make the biggest difference.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned.

What affects the quote in Preston

We don’t publish a price list. The quote depends on:

  • Working hours on commercial sites
  • The product the joint needs
  • Whether old sealant or filler has to be cut out
  • The number and length of the joints

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts.

What we need to know

To make quoting easier, let us know:

  • Pictures of the joints, sent by email
  • Where the job is, and your postcode
  • Any access issues, like height or stairs
  • What’s wrong with the joints now

Want a quote for window mastic? Please phone 0345 464 0079 or email us and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Avoid harsh chemicals near the mastic
  • Repaint timber before it’s bare
  • Keep drainage slots and sill grooves clear
  • Do not aim a pressure washer at the joints

Check the drainage slots in the frames are not blocked, so water can run away instead of sitting against the joint.

Signs to watch for: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.

How it works

At the end, we look at the finished work together and tell you how long to leave it. The work normally takes anything from an hour or two to a full day, depending on how many frames there are, depending on the amount of work. For a job in Preston, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor we’re working on and whether there’s a lift.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

Getting ready for the visit

  • Clear the area around the work
  • Keep children and pets away from the work area

Advice

Preston homes and the weather

London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Headstone Manor (about 3 miles north-west) nearby, there’s older building stock in the area around Preston as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

If you look after a building such as Preston Park Primary School, the mastic around its windows and doors needs looking after like any other building’s. Preston is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. For an older house near a landmark such as Church of the Ascension, the joint between an old wall and a newer frame is usually the first place rain gets in.

Preston is about 1 mile north of Wembley, in Greater London. Preston gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee.
