What window mastic looks like in Portpatrick
Portpatrick is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
Around Portpatrick, as everywhere, window mastic is only as good as the preparation behind it.

Window mastic in Portpatrick, done properly
The mastic around a window or door seals the gap between the frame and the wall. When it cracks, hardens or pulls away, draughts and rain get in. Our applicators cut it out and replace it with a flexible, weatherproof sealant. We are often asked to deal with untidy mastic left by window fitters and mastic that’s falling out in pieces, across aluminium frames, patio & French doors and timber windows & doors.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.
Our work is backed for twelve months, in Portpatrick and everywhere else we cover.

What we are called out for in Portpatrick
Joints that are too thin or too deep fail early. A thin smear across a wide gap has nothing to it, while a joint packed solid cannot stretch. That is what backing rod is for.
People normally contact us after spotting something like this:
- Mastic that’s falling out in pieces
- Cold air getting in at the frame edge
- Untidy mastic left by window fitters
- Damp patches on the reveal after heavy rain
For jobs in and around Portpatrick, choosing the right material for each joint is as important as a tidy finish.
Questions to ask before booking

- Who does the work, and how experienced they are
- What happens if they find a problem under the old sealant
- Is the old sealant removed completely?
What we do, step by step
Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes anything from an hour or two to a full day, depending on how many frames there are. Around Portpatrick, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- First, we go round the frames with you and agree the list.
- We remove the old mastic and clean the frame edge and wall.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.
Getting ready for the visit

Different surfaces, different methods
Aluminium frames
Bi-fold and sliding aluminium doors have long frame joints, and the threshold joint takes a lot of water. Each is cleaned, backed where deep and resealed.
uPVC windows
The frame is cleaned with a product that will not harm the plastic, then the new bead is laid against the frame and the wall and tooled smooth.
DIY versus a professional finish
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
How to look after the new joints
Simple care keeps the joints in good condition. We recommend:
- Look round the frames every year or so
- Clean frames with a soft cloth and soapy water
- Avoid harsh chemicals near the mastic
- Keep drainage slots and sill grooves clear
Keep the new mastic undisturbed while it cures, for as long as we advise. Keep jet washers away from the frames.
Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.
