About our window mastic in Newbie
If you can feel air around a shut window, the gap is often at the frame. A new joint stops the air getting through. If the draught is through the window seals instead, we’ll tell you. We are often asked to deal with white mastic on grey or black frames and leaking joints at the ends of sills, across patio & French doors, timber windows & doors and aluminium frames.
Outdoor sealant needs a dry surface, so window work around Newbie is planned around the weather. Tell us about access to all the windows and doors, upstairs included.
You’re covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Looking after it afterwards
A little care helps the new joints last. We recommend:
- Clean frames with a soft cloth and soapy water
- Avoid harsh chemicals near the mastic
- Repaint timber before it’s bare
- Wipe condensation off the frames
Check the drainage slots in the frames aren’t blocked, so water can run away instead of sitting against the joint.
A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.

Common problems we fix in Newbie
Every frame moves through the day. Sun on a frame makes it expand, and it contracts again overnight, while the brick or render around it hardly moves. If the sealant can’t stretch, it splits.
Look out for any of the following:
- Draughty joints inside around the window
- Hard, cracked sealant around windows
- A bead that doesn’t match the frame
- Untidy mastic left by window fitters
Schools such as Annan Academy are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

When something else is needed
Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:
- Broken hinges, locks or handles
- A frame that has rotted at the joint
- Misting between the panes of a double-glazed unit (that needs a new unit)
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

How the job changes by surface
Timber windows & doors
Where timber has rotted at the joint, it needs repairing first. If we find rot, we’ll tell you before going ahead, as a joiner will need to deal with it.
Window sills
Sills catch the water running down the glass, so the joints at each end and underneath matter. Each is cleaned out and resealed.
Questions from Newbie
Can you help a landlord with a rental near Annan station?
Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.
Is Newbie within the area you cover?
Yes. Newbie is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do you guarantee window mastic?
Yes. Each job is covered for 12 months, inside or out.
Can you reach windows above the ground floor?
Normally, yes. Access is planned before any work starts.
Do you work for hotels and businesses?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.
Is there any odour?
That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Will resealing my frames help with draughts?
If the draught is coming in around the frame, yes. If it’s coming through the window seals, we’ll tell you.
Do you take out the old sealant first?
Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.
Work for landlords, hotels and businesses
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can be quoted together.
What we do, step by step
All our tools and materials come with us in the van. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a morning for a couple of windows and a door. Around Newbie, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We start by checking each window and door with you.
- We remove the old mastic and clean the frame and the wall.
- We fit backing rod in deep gaps so the sealant is the right depth.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- Every joint is checked before we leave.
Before we arrive
- Clear items away from the joints we’re working on
- Mention any parking rules near the property
- Where the joints are inside, avoid wetting them before we arrive
How to get a quote
Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. When it suits you, email us at info@mrmastic.co.uk.
Advice
What window mastic looks like in Newbie
Newbie is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
If you let a flat or house near Annan station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. For an older house near a landmark such as St John's Episcopal Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
