Window mastic in Middlebie, done properly
Over two decades of sealing frames has taught us which products suit which walls. We are fully insured ARBOMaster approved applicators, and every job is covered by a 12-month guarantee. Common call-outs are for gaps where the sill meets the wall and gaps left after new windows were fitted, on timber windows & doors, composite doors and aluminium frames.
Mastic can only go onto a dry joint, so outside work in Middlebie depends on the weather. Let us know about access to every frame, including any upstairs.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

The process
Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a morning for a couple of windows and a door. Outside jobs in Middlebie need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We check how each frame can be reached safely.
- Old, cracked mastic is removed completely, along with any loose debris.
- The surfaces are cleaned and left dry.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.
How to prepare
- For business premises, tell us about site rules or sign-in
- Move anything stored near the joints
- Tell us about any water getting in

Common problems we fix in Middlebie
Timber windows bring their own problems. Mastic painted over many times cracks with the paint, and the wood moves with damp as well as heat.
Most people get in touch when they notice something like this:
- Sealant in the wrong colour for the frame
- Cracked sealant at the sill ends
- Mastic that has split away from the wall
- Gaps between the frame and the inside reveal
Homes close to Middlebie Parish Church And Churchyard include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Middlebie: your questions answered
Can you do window mastic in Middlebie?
Yes, Middlebie is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.
Is there a guarantee on window mastic in Middlebie?
Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.
Can you seal the gap between the frame and the plaster indoors?
Yes. Outside is the weather seal; inside closes the gap to the plaster. We do one or both.
Do you work for hotels and businesses?
Yes. We have worked for hotels, offices and other businesses.
Do you work for letting agents?
Yes, often. We can quote for several properties at once.
Is it messy?
Very little: the area around the joints is protected first, and we tidy up before we go.
Can you match the sealant to my frames?
Yes. We can use white, brown, anthracite grey, black or clear.
Can you reach windows above the ground floor?
Yes, where they can be reached safely. Let us know about access when you ask for a quote so we can plan the job.
How the job changes by surface
Window sills
Stone and concrete sills have their own joints, including the one between the sill and the frame above. Those are sealed with a product suited to stone or concrete.
Composite doors
Draughts round the door leaf usually come from worn seals or adjustment, not the mastic. We’ll tell you if that is what we find.
How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Check the mastic once a year
- Wipe condensation off the frames
- Do not aim a pressure washer at the joints
- Keep solvents and bleach off the sealant
Have a look at the joints once a year, ideally after winter. Cracks and lifting edges are easy to spot early.
Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Quotes for window mastic in Middlebie
You will get a clear quote before any work starts. It takes into account:
- How easy the joints are to reach
- How much old sealant there is and how hard it is to remove
- Which sealant suits the joint
- How many rooms, windows or areas are involved
What you pay reflects the work, not guesswork. That is why we ask about the job first and agree the price before starting.
Asking for a quote
Before you ask for a quote, have a think about:
- Roughly how big the job is
- If someone has resealed it before
- A few pictures by email, if you can
- Any access issues, like height or stairs
We don’t publish a price list, because every job is different. Instead, your job gets its own clear quote. To get started, email us at info@mrmastic.co.uk.
What sealant work cannot fix
We’d rather tell you now than do work that will not last, so these are the limits:
- Rotten timber, which needs a joiner first
- A failed sealed unit that has misted up
- Worn gaskets, brush seals or a door that has dropped
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Frames and glazing around Middlebie
Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
