Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.

How we handle window mastic in Ecclefechan

Most frames have an outside joint and an inside one. The external joint is the weather seal; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. Typical jobs include water coming in at the bottom corners of a door and draughty joints inside around the window, on patio & French doors, timber windows & doors and composite doors.

In and around a place like Ecclefechan, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

How the visit works

Before we leave, we go over the finished joints with you. The work normally takes a few hours for a few frames, or a day or more for a whole house, depending on how much there is to do. Outdoor work around Ecclefechan depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We check each frame and agree which ones need doing.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Where gaps are deep, backing rod goes in first.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. Every joint is checked before we leave.

Advice

Windows and doors in Ecclefechan

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

In and around Ecclefechan, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

Your questions about window mastic in Ecclefechan

Is Ecclefechan within the area you cover?

Yes, Ecclefechan is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Is window mastic in Ecclefechan guaranteed?

All our work, in Ecclefechan and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Can tenants book the work?

Of course. Check with your landlord; we can send the quote to them too.

What should I tell you?

Only a few details: the address or postcode, what’s wrong and any access issues. Then drop us a line at info@mrmastic.co.uk.

Do you have sealant for grey or black windows?

Yes. White, brown, anthracite grey, black and clear sealants are all available, so the joint suits the frame.

How do I get a quote for window mastic in Ecclefechan?

It depends on the job, so we quote each one individually. To get one, send an email to info@mrmastic.co.uk and let us know what needs doing and where.

Will resealing my frames help with draughts?

In many cases. Air often gets in between the frame and the wall, and sealing the inside and outside joints closes that path.

What we can’t put right

We will always be straight with you, so here’s what new sealant will not do:

  • Condensation trapped between the panes
  • Worn gaskets, brush seals or a door that has dropped
  • A frame that has rotted at the joint

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Joints and surfaces we work on

  • Patio & French doors
  • Aluminium frames
  • Window sills
  • uPVC windows
  • Composite doors
  • Timber windows & doors

How to look after the new joints

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Keep paint and stain on wooden frames in good order
  • Do not aim a pressure washer at the joints
  • Wash the frames with mild soapy water
  • Don’t use solvent cleaners on the joint

Silicone cannot normally be painted, so mention any painting plans before we start. We can use a paintable sealant where that matters.

Water trapped behind a failed joint can start rot in timber frames and sills. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.

When to call us in Ecclefechan

On timber frames, paint and putty build up around the joint. Mastic painted over many times cracks with the paint, and the wood moves with damp as well as heat.

The problems people generally mention when they call are:

  • Cracked internal joints between frame and plaster
  • Draughts coming in around windows and doors
  • Cracked sealant at the sill ends
  • Mastic that is falling out in pieces

Homes close to St Fechan's Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Surface by surface

Window sills

The end joints of a sill tend to fail before the rest. We reseal them so rain cannot run into the wall.

Aluminium frames

Coated aluminium needs a compatible sealant and we avoid acetoxy silicones, which can react with some metals. We use a neutral-cure product.
